Hi

We have a 3 unit building which we have been renting out for about a month. One if the units tenants which is also my so called maintenance person has been complaining that his fridge is not working. In the past month i have been switching 4 fridges all together and considering they were not new they were in a working condition when they were shipped to his address and one of them was actually my fridge that i had in my house for the past year in a perfect condition. I want to trust the guy but also this is the 4th fridge in a month.

What do i do can i tell him to buy his own fridge at this point or do i replace another fridge.

If these are all in his unit, what is happening to the old ones? Is he putting them in and out as your handyman? I would suspect he is doing something with your old Refrigerator then.

If they are being switched out by someone or yourself where you verify they are not working, I would first check to make sure you don't have a wiring problem or a surge issue. Surges can fry the electronics pretty easily and we forget that appliances now have lots of electronics.

The place we bought the appliances have a one year warranty but are hard to reach all the time and i dont blame them they had to switch three refrigerators in one month. They have been taking the only ones and bringing another and the forth was our own refrigerator --198.177.x.xxx

If your contract/lease says you are responsible for repairs to appliances, then yes you are responsible UNLESS you can prove negligence, neglect, or abuse are the cause of the fridges dying.

Someone is at fault: either your seller or your tenant. In either case, I would be firing someone for either selling me bum fridges or damages good fridges.

For the future, I recommend updating your lease to say that appliances are supplied for tenant's convenience "as is" with no warranties or guarantees expressed or implied and will be left "as is" or repaired or replaced at land lord's option and with no reduction in rent due to appliance failure. I use that language in my lease, so I can keep them in working odder for good tenants, but if it gets silly like your situation I can say, "nope, get your own" at any time.

Btw, what class of rental is this? Mine are all Class "C"....clean, safe, functional, but dated and in so-so hoods. Appliances are optional for my units. If I were renting Class A (top of the line, great hood, etc), then I would provide all new appliances.

Always provide what your market expects/demands or a little better, and that takes care of most issues. --173.23.xxx.xx

I would say it’s class C new carpets clean and nice area dead end everything is functional and clean. I have been buying from that appliance store in the past they are ok I can’t say they are the best but I don’t think this is heir doing. But how can I prove they are negligent I know now for the future to add that language in my contract. I’m in a dead end now --174.199.x.xxx

Is the fridge plugged into a line with a GFI circuit which flips off when there is an overload? If so, that's your problem. Plug it into a regular circuit. Other than that is he trying to cool his apartment with it by leaving the door open? --73.178.xxx.xx

Probably a mistake to put in a used frig. I have had bum luck with old appliances. You should be over there looking at each unit before you dump it for another. Maybe he is selling the old ones and you keep giving him more to sell. As above, check the electric supply, then have the supplier or a repairman go by and see what is happening. --216.23.xxx.xx

I probably wasn’t clear he is not taking the old appliances the shop is and replacing it with another. And most of the times the fridge has been either freezing too much or not cooling in the right temp that’s what he says. --174.199.x.xxx

Well if you do by a new frig, don't buy a frigdaire 18 cuft one FFTR1814. Lasted 18 months. Repair person said it is a sealed system now and it cost more to fix than to replace. I brought the carcass to the used appliance store and he had 3 more just like - brand new and not working. --71.50.xxx.xx

Amortize the cost of fridge over 60 months. A fridge in rental should last at least five years. If you have a thermal camera then easily check out a fridge. Check the settings on the fridge and freezer. Some tenants want new appliances where the cost has to be in the rent no exceptions. A thermal camera or non contact thermometer is useful to check out fridge. Check out the fridge yourself instead of others.You Tube has many videos about fridges. --147.194.xxx.xx

It might worthwhile to have an electrician in to check the fridge circuit. It should be on its own circuit.

I like GE 18cf with glass shelves. GTS18 or GTH18 I think. I get new appliances because it gives freedom to not be chasing appliance repairs all the time. --68.238.xx.xxx

David [NC], I just read an email from McComb Supply (appliance repair parts) in regard to a simple fix for a problem with their own Frigidaire refrigerator:

Three co-workers of mine at McCombs Supply all own Frigidaire top mount refrigerators and all had the same issue: The fridge wasn't cooling.

Big problem, right? Call a technician. Buy new parts.

No, no and no.

You don't need an expensive repair bill or spend money on replacement parts. Wait, McCombs Supply is in the replacement parts business. This seems like odd advice. Don't buy a new appliance part when the fridge isn't cooling?

But it is true.

Why spend money when you don't need to? Sometimes a simple cleaning, lubing can make all the difference.

That was the case for my co-workers. They were prepared to buy a replacement part to fix the cooling issue. Instead another coworker, Jose, suggested taking the evaporator motor out and applying some lube.

The evaporator motor, which sends cool air down through the refrigerator, can start to squeal or stop working altogether if a baring gets tight.

When the evaporator motor wasn't running, Jose removed it and spun the motor and it "took off," meaning it started running. It worked.

This told him something, likely the baring, was stuck or tight. He applied some lube, reinstalled the motor and it immediately began working and cooling the fridge.

No replacement part needed. No repairman necessary.

Simply applying some lube can extend the life of the motor without replacing the motor.
