Just ranting before 6 am...hate filling vacancies - a few call, a few no shows after appointment confirmation, a few that do show up

- no smoking in the house yet when they come up and reak of smoke...good luck bud not my place!

- a beautiful place, are you planning to paint it? can we pick the color for the rooms before you paint. ...good luck next, you cant read, you are asking way too much before even applying!

-can you work on the rent please...No

arrgh... i love and hate this business. not sure dealing with tenant problems or larger pool of deadbeats in a bigger problem on some days!

I think the reason I dislike it so much, is because there are so many scumbags.

I had one guy who applied yesterday that looked at two of my units. He appeared to be the most upstanding citizen that I've met applying to one of my units in a very long time. When his application came through to my email, I was so thankful because he's a normal human being. So far his application has checked out stellar. I hope I don't find anything and that he becomes a tenant.

The deadbeats can wear you out after while. Especially when you have a bunch of vacancies at once. --74.37.xx.xx

NE and rani --- come on now. do a few showings 5 or 10 minutes apart. I love it when an appt shows up late and I make them wait until I'm done to FIT THEM IN.

Then theres the "lets get out the white glove and check this place out. I lovum--- I start turning off lights and closing doors and telling them your appt is over time to leave. As I shue them out the door its with the words it's only a rental- clean and very livable for you and your family but I won't be able to rent to you. BUT WHY???? your expections are beyond our capabilites. (especially the ones who ask are you going to paint bunch or can I paint bunch....

Now that theres a shortage of HOMES for rent we drive the applicants not visa versa.

Myob, for the first time since I started renting out houses, I missed an appointment last week and stood up 2 prospective tenants. I cared for about two seconds. Haha. Then when they gave me a bunch of crap over the text messages of how they were there and blah blah blah, I cared even less. --74.37.xx.xx

I hate it when the miss the appointment but LOVE IT when Ileave and they call saying "I'm here but no one is here" I actually enjoy saying I waited 10 minutes and you were a no show- or call so I left. Hang out I'll be back.

I used to fear vacancies. I hated the no shows, the looky-loos, the "can you work with me on the deposit?" folks. There's got to be a better way, I kept thinking. One that doesn't involved taking a wade of cash from every loser who shows up looking for a sucker land lord, and also a way to ensure I get cooperative, well-qualified renters who pay on time and keep the property decent.

I found a way!

Now, I look at turn overs as a challenge. How quickly can I turn this unit over, and how much in extra FEES can I collect?

Know where I learned that from? Property Managers. Professionals who do this for a living. They LOVE turn overs, so why shouldn't I?

New resident means new move-in fee, pet fees, higher rents, etc.

I spend about 3 hours total on every turn over, and that includes screening, showing, application processing, and usually the lease signing as well. Check out my post "Automate screening" from Sept 14 and learn ways to get rid of the hassles! --173.23.xxx.xx

Sid I love it. I've been saying here for some time-- no long term tenants-- don't fear vacancies.

I pride myself in turning a unit and leasing it while the men are painting it. Love it.

In the early 90's would rent out before home was even vacant. We are getting back into that realm and we're enjoying the comeback. --99.103.xxx.xxx

I can understand the frustration. It used to seem that I would get one or two poor candidates for every good one. Now, I get at least 10 terrible ones for one decent one. Just in a different world now. --24.20.xxx.xxx

i have had this thing vacant for a month now... just cant find a good tenant...

I would love the extra fees but vacancy in it self is costing money...

Rani, I wouldn't worry about insurance. They'll take time to catch on. I had an albatross of a house sit 6 months vacant once and didn't have any trouble with insurance. I sold that one. --74.37.xx.xx

NE: If during a claim the insurance company finds out that it was vacant at the time the issue happened, I'm betting they'd deny the claim.

So sure, your rates didn't go up and you "got away with it" but what risk have you taken on? Plus in that case, you might very well be paying premiums on a policy that you might be unable to use. --174.234.xxx.xxx
