I just called the insurance company that has had the rental property insurance for years to ask a general question. (Never had a claim.) So during conversation, rep. stated that the liability coverage is only for visitors and not for if the tenant/occupant got hurt, etc. Yikes! Do you know this to be true? If not, does anyone have a PA insurance company recommendation? Or could an additional policy be added on? Thank you...

First California carriers said, "use a gun to protect yourself from a murderer and your insurance liability is void"! That's for primary residence. Rental liability insurance now states that use any lethal or excessive force and your liability policy won't cover you either.

Now in California a person is not allowed to use non-lethal ammunition such as rubber bullets or pepper slugs.

Then when a spaced out drunk drugged homeless man attacks me at one of my apartment buildings and he lift a baseball bat to strike me, I block it and make the first contact -- I am guilty of assault because I touched him first.

If I call 911 on my cell phone, I may get connected to the police or dispatch in about 9 to 15 minutes with a 3 to 5 hours response time.
