I have an applicant who applied to rent a property from me. Her credit is pretty good and seems to pay her bills on time. My big issue is that she doesn't provide any residency information for the last 2 years. She says she travels all over the country for work and stays in hotels and her 2 minor children (home schooled) travel with her. I don't really know of a way to verify this information and also my gut feel is that something is not right with this story, but I also want to make sure that I don't violate any fair housing rules dealing with this applicant. I would like to rent to someone with solid residency track record. What would you do? I appreciate your advice. Thanks! --198.208.xx.xx |

I agree, something sounds/feels fishy. How did she home school her children if she was working? She left them alone in the hotel room all day while she worked? You could deny based on lack of positive LL references. Or ask for a copy of her tax returns. Those should list her *real* address, if there is one. After you mentioned her employer, I checked the pay stubs she provided me. It specifies her name, but no other identifying information such as the last 4 digits of her social security number or her address. PO box in GA means she's been in jail-- your not allowed to use PO boxes for address. I think I know this women-- she's using her mom's ID--- its a scam so be careful.

I would be cautious too. However my som-in-law has a relative who works by computer from home, although he has no permanent address and moves all over the country even overseas as he is doing his work. However he is single, this sounds much more difficult with young children, almost impossible. How does she described her work, is it solely by computer? If work requires her to physically move what has changed? Why does she now want a permanent residence. It is always the applicant's responsibility to provide information to you which can be verified. You are not obliged to "trust" them on anything, and it's wise to verify all information given.
This is their interview for your house: what kind of job candidate shows up and expects the future employer to do all the leg work? Only the badly qualified.
I'd want to see (minimum) of her bank charge statements confirming these hotel arrangements. If she didn't offer these....maybe 1 timed I'd request them and meanwhile keep showing to others.
Now...it's time for you to study up and learn what Federal Fair Housing Does/Doesn't Protect. I'll give a hint: nothing you've told us so far indicates she is a member of a protected class related to the areas that are causing you concern. --173.23.xxx.xx |

Thank you S i d [MO]! Your post was extremely helpful! Your interview analogy helped clarify things for me! I am planning to ask for following:
1. Bank charge statements confirming the hotel arrangements
2. 3 months of bank statements showing direct deposit from employer.
3. Last year's tax return showing consistent income as she claims she has been working for the same employer for 3 years.
4. Supervisor contact info - she left that one blank.

If she travels all over the country for work, someone is paying her. The personel department of that company can verify that they had her out on the road non-stop for two years.
Usually, people who travel all over maintain a home base, so even people who travel a lot have an address.

I must disagree with some posts by my good friends here. NEVER assume or fill in the blanks with speculation.
We live in the internet age. Some folks can work from anywhere.
My daughter was a "medical traveler" for 10 years. This is very common in the medical industry. She had no apartment of her own, used MY home as her permanent address, and worked as a highly paid "temp" in hospitals in Hawaii, Alaska, S Carolina, Boston...for 3-9 month assignments. All her housing and expenses were paid by her employer so she does not have housing receipts.
Like Sid said, prove it. If it cannot be documented by the res it does not pass the screening.
The kids part is interesting. I learned a powerful lesson when dealing with homeschool moms: they can pull off ANYTHING including the impossible with grit and determination. Their kids are usually VERY disciplined and know how to work.
Me? Get more info. She COULD be fantastic.
