Got a notice that Sect 8 (got waltzed into it , long story) wants to do a periodic inspection.She had an inspection when she moved in in March.

Should be no problem for passing but this is one of our out of state rentals, and they say the TIME of the inspection will be between 8:30 am and 4PM.

That someone must be present from us and that the inspection staff will not enter an occupied unit unaccompanied.

I certainly don't want to pay my handyman 35 dollars and hour to hang there all day for whenever the inspector gets there.

Any ideas what to do? (please don't tell me to sell out of state properties, this property has been very good to us and I don't want to sell for a number of reasons, Yes , I won't accept any more Sect 8 people. ) --96.236.xxx.xxx

Anne,If they can't give you a definite time,tell them to go to hell and don't let the door hit them ln the ass,and then if they say no,rent to regular tenants..............charlie.................their inspections don't mean too much,some of their inspectors couldn't even read a tape measure let alone aruler................. --32.214.xxx.xx

Charlie, but what is the impact/obligation about the lease that is signed with them? I really would like this lady to go anyway. She complains about everything and feels very entitled

The handyman and plumber says she smokes (she claimed to not to smoke,..we have no smoking on premises as we find that those who only claim to smoke outside won't on cold winter.

Applied for an emotional animal after the first month of tenancy. etc.

I won't be renewing her sect 8 lease when it ends at end of Feb.

But wondering what trouble with the Housing people if I don't allow it to "pass" --96.236.xxx.xxx

yes, your tenant should be there,,, or she will not have a place to live as if the inspection doesn't take place then the house is nix off the program. The End of that problem, on to the next,,, she may just stay and not pay. And if that is the case then you should asap without any delays to reduce the time she can live there for free.

Have you asked the tenant to be home and wait?

How about a relative? A neighbor? a real estate agent for a flat fee? --173.108.xx.xx

I would just tell the tenant that she needs to be there that day and those hours,if she is not and they don't pay rent for October then evict for non payment but no way would I pay someone to be there for any length of time --72.231.xxx.xxx

This is one of the problems with Section 8 all over the United States. They think they are "god" and can make up rules to suit them. At one time I had a couple dozen section 8 tenants, but no longer going on 10 years. --47.156.xx.xx

Ann,

Welcome to Sec8! And dealing with the federal govt.

Each office is different. Mine will set an appointment if we ask. Be nicey nice. NEVER argue with an inspector or case worker.

I WANT and PAY my handyman to be there because he can often repair small problems on the spot (batteries, looose knob...) and make the inspector happy, pass on this first inspection. Or at least he knows exactly what the inspector wants done.

I have a concern- why an inspection at 6 months? Usually yearly. Did your res complain, triggering an inspection?

Rent: I ran into trouble trying to evict a Sec8 when she was kicked off the program. There is a wrinkle in the law about not being able to evict when they lose their Sec8. Complicated.

Handyman needs to be there. Let Housing know that he will be there from ---- to ------. The tenant probably should not be there. The previous inspector (for a few months) would ask the tenant what problems there were. Oh boy! Like opening a can of worms.. --24.233.xxx.xx

We only have 1 Section 8 unit ( and that's still too many). You definitely want the handyman there with the inspector. Fortunately we've had the same inspector for many years and we worked it out that he calls handyman about half an hour before when he's on the way.

I also got sucked into sec-8 early on when I didn't know any better. After several disasters I wanted out. I asked what the procedure was because I assumed there must be one,its a govt program after all. I got the run-around. My reports got lost, my request got lost, ditto paperwork, person handling it was on vacation, 60 days notice to my tenant was required, yada yada. Finally an inspector showed upon the property and tried to bluster his way into the home, and the tenant got scared and called me. When I arrived he was so rude I refused to let him into the house and asked him to remove himself and vehicle from my driveway. He left threatening to get me kicked off the program. That is the only thing that WORKED! Within a few days I got a letter saying I was off the program for dis-allowing the inspection and the tenant would be offered a dif home. Well, that took them 2 months to DO, with no payment to me--but I was free! --108.87.xx.xxx
