Given the time of year, we are going with a very loosy goosy screening process. All elements are in place, income verification, photo id, written application, eviction history, credit report etc. Except we are doing the 30 sec phone interview before they proceed to the next level which may be to see the apt. WE are there anyway. Everything is a learning process. Today's' people : Single good income dad requesting his part time minor daughter bring her 4 ferrets cause the ex wife is demanding they leave. Sorry Charlie, yo problem is not my problem, loose the ferrets, or stay with ex wife. 43 single woman with double master degree but cant seem to keep a good job, credit or boyfriend. Mommy could co sign. No thanks. Mom and adult daughter team with 2 little girls, demanding that I repaint the whole apt because she is very particular where she lives. Her next question was their laundry, answer was no and out the door you go. lol. Took a full deposit on an apt and thank goodness I wrote non refundable, they called to cancel, as soon as we get another deposit , you good. Tomorrow is another day.

Actually she was right. I called the painters in. But I dont need nobody who is very particular! Some tenants ask, is there storage? You say some for a box or two. That is where they go empty out their 12 x12 storage unit and store all of it in your basement and turn it into a wood working shop. No, I am all good with the washer dryer set ups in the basement for now. Tried of hiring the $10 an hr kids to clean out the basements after I get the "it was there when I moved in " BS. Years ago I lived in an apartment with a basement. The basement was divided up into lockers that were the size of a real big closet. Metal posts and some kind of wire mesh, you could see in. People rented them and put their own padlock on them. Never saw an empty one, seemed very popular. --74.140.xxx.xxx
