My grandfather owns a piece of land in Cambria county, Pennsylvania. There is a trailer on the property. His last tenant sold the trailer to this guy who mostly paid his rent but is behind in his utilities. Now he told my grandfather he is selling his trailer. He never signed a lease. Now we need to get the new person to sign a lease. What are my grandfather's rights and how should he protect himself? --174.205.x.xxx |

Look at the cost of back rent, does it come close to the trailer value or asking price? You may be able to take over the trailer and then if it is legal rent it out as a package - land and trailer housing, I have land that a trailer is not allowed on but I have a temporary off the truck slide-in camper, it must be of-sire for 3 months. --76.188.xxx.xx |

The tenant moving out at the end of August just paid August rent but is behind in water bill. He sent a letter that said he sold the trailer to this new guy and he will move in Sept 1. I looked the new guy up and he has been arrested multiple times. --174.205.x.xxx |

No idea but questions.
is there a well & septic? public water & sewer? Is it a travel type trailer or a house trailer? Is it affixed to a foundation?
If you don't want the new guy because of his record, tell the current tenant that it's not happening. If he wants to leave, take his trailer with him.
Can grandpa afford (make it profitable) to buy the trailer and rent it out himself?
I would go to a lawyer. Mobile homes have a separate let of laws in Pennsylvania ... but I don't know if that only applies to parks or to private land also. --72.70.xxx.x |

I just talked to a lawyer, he is going to reach out to the new guy and old guy and we will get a lease in place so that we are covered. The trailer is not going to be able to be moved. It's old and pretty much fixed to the ground. In PA the water is the responsibility of the owner of the land, so we will have to be responsible if he doesn't pay his bill. I contracted with a towing company, an registered Official Police Garage. I then posted signs on the property as required by law. I gave my squatter's (cars, trucks, trailer and mobile home 30 days notice. Either sign a contract, let me run your credit and pay rent with a deposit, OR YOU WILL BE TOWED AWAY.
35 days later I had the towing company tow away an abandoned vehicle. When all of the others saw they were next, half left the property and the others offered me cash for an extension. I told them they must pay all of the back rent first, before I'll accept the current rent. I got the money......Since they had to pay for space, within a short time everyone left trying to get it free elsewhere. --47.156.xx.xx |
