The apartment which sold had three heavy commercial type front load washing machines. One double load, Two triple load washing machines along one heavy 30 lb commercial natural gas laundromat clothes dryer and a stacked two pocket commercial 30 lb laundromat clothes which run on natural gas. One of them did not like the laundromat machines which stand up to abuse where in one hour seven loads of laundry are done. They went signed a contract with a laundry company where they put two smaller machines for washing and two smaller clothes dryers. A laundromat heavy commercial dryer will completely dry clothes in 30 to 40 minutes. So they sign a contract with laundry company who gives 15 per cent which does even recover the cost of water, sewage charges, natural gas and hydro electricity which is loss not even revenue neutral. In the past many new owners immediately get rid of the laundry company then buy their own laundry equipment. There is big difference between the heavy commercial machines and the smaller machines as the heavy commercial machines are designed to last under abuse. One the boilers was older where recommend replacement as high efficiency boilers often the life expectancy is around 10 years as the boilers were used for heat and heating the indirect hot water tank which means the boilers are being used everyday of the year. During the cold days and nights the boilers need to ramp up to 88 degrees Celsius or 190 Fahrenheit along with sometimes for domestic hot water tank to generate hot water during high demand. The older boiler would not be able to ramp where if one boiler failed then there would inadequate heat or hot water. It is always better replace something that is going to fail where cost is less as the heating contractors are not as busy now where the very first cold days or nights the contractors are fixing many boilers, furnaces which fail. A contract like that is worse then then cell phone contracts where always my own cell phone then went month to month. It would have costed around $3,500 for a high efficiency boiler then around $1,500 for installation which spread over time where in the first year some of money would be recovered as there is maximum efficiency along with repairs are not likely to happen. Most of the contractors do not stock parts where if on weekend that can be difficult if both boilers break down. Over a period of year the laundromat machines would have paid for the cost of a boiler instead of a loss where 15 per cent does not even cut it.
