Today, had a 67 YOF apply for my nice, remodeled home in a B neighborhood. Her previous landlord was a obviously a friend. Moving because the house was for sale. The "owner" knew the rent amount and rental timeframe but didn't know the yard size, exact bed/baths, wasn't listed on the court records, so when I asked how she was able to sale a house that she's not listed as the owner, she babbled about their being a lien from BOA etc. I call the applicant back and she sheepishly said that's who she's been paying rent to for 6 years. Really! BTW, she also had an eviction in 6/2018 that she swears isn't her. Now, she can't stop texting me with claims that she is a great tenant who always pays her rent on time. This lady is 67! No age range is safe.

Interesting. The last three I rejected; two income working parents with kids and pets; I believe they would pay but there are lies and inconsistencies. They have income, jobs, kids with manners, pets but low credit scores and no real explanation. No money in bank. Pat cash. Just not handling over A/B keys to people who are great in person but not so good on paper. I found information provided about landlord the number one lie. --99.203.xx.xxx |

Plenty, wouldn't a credit report reveal where there money is going? How many accounts did they have and how many were up to date. If they have no money it might be due to the father being a gambler or maybe paying for too much cable or a time share somewhere or Former President healthcare. I read that loads of people are now off foodstamps because Former President healthcare is no longer mandatory. --73.178.xxx.xx |

Today’s app: 6 court evictions in 7 years (I say double what you find in court records to account for LLs who don’t go to court!) and each was for $3500-6000. Total court judgments came to almost $25,000, in just 7 years!
$6000 is our state’s maximum so when we see a $6k exactly we know the damages were probably higher but the LL reduced them to stay in Small Claims.
Games. LLs MUST learn the game so they don’t lose at the game.

Ally and all above. They dont get pass the paper application screening. On this paper I ask for copy of drivers license. And two months bank statements. Most dont know how to print them out and others dont have any! Payroll check is direct deposit... so I ask for that information and they dont have that either. Doesn't make sense. I am trying to qualify them but clearly they are ok rejected too. Have three showing tiday. Hope they are better --99.203.xx.xxx |

AL. For the statements like "I'm a good tenant " dont reply and if you have too just with the letter K. As is ok. There is no question mark it's just a statement. A Tale of Two Tenants...they both work for the same grocery store. She is leaving husband and he is leaving "exGF" to move in together, with her small child. They make enough money but owed thousands in charged-off debts. She has the longest credit report I've ever seen! Pages and pages..."they just want to get away from the drama..."
I called her previous landlord anyway, just because I could, and I get a text that they will call me tomorrow. Interesting that they could text but not call - that tale must be a doozy!
I guess I am going with the recently separated older woman with large dog. RE Agent up in VA moving to NC so has some work to do to get her license here, has another job in the meantime. Not really happy she is RE agent but then again, we don't violate fair housing or anything like that so no big deal... --50.82.xxx.xx |
