You need to get a company that will do a credit check for you. This site has a service if you look at the yellow block above you will see it says Credit Checks. You also need an application that you can put together yourself and it has all their information, address, email etc. work phones home phones, names of three friends not relatives, salary, job title. --73.178.xxx.xx

best to find out from a local landlord group what is common for your local/state tenant rules, and then get involved with a credit background check facility, up above in the yellow rectangle box you can find out how to get yourself prepared to do them on others who pay you, but you can not do it to yourself. --76.188.xxx.xx

Virginia,

Great question. More than I can type out with my thumbs on this iPad.

Some quick thougths. Others will add more.

-Learn Fair Housing law. It’s too easy to say an illegal comment.

-Get a proper application.

-We only work from their app, facts, not impressions. Do not write on their app. Make a copy to scribble on but file their original untoiched app as your evidence in case they sue you for discrimination.

-Get a written criteria to use and to defend your decisions if challenged. Mine has 19 things we check or do before approval.

-I suggest starting with an agency like to one on this site to screen for you until you learn the tricks applicants pull.

-Learn how to look up court records online.

-Get some books from this site which will give you basic knowledge on screening. Landlord Kit, Landlording on Autopilot, Landlording- by Robinson.

-Take a class on screening

-Find a local LL group or some other LLs. Ask them to help you screen some apps.

-Screen them on paper, then screen their current home to screen their living style. It’s the ONLY way to know if they will take care of your house or trash it. Take 2 Minutes to visit their home, to protect your investment and business by SEEING and SMELLING before approving.

Consider joining a landlords association where will advise on how to run credit checks. Google to find a landlords association. Screening starts off with rental ad where all adults will receive rental applications after viewing rental unit. A incomplete rental application or the place they claim to work does not exist as this is easy to check in the phone book. Identification is required with rental application. A valid social insurance number as it is called here along photo copies of birth certificate, drivers license or other identification. Next if the rental application looks ok then verify if the references are real. Ask over the phone if they have rental units or houses for rent. If the person does not know what you are taking about then they are probably a friend or relative. Any unpaid utility bills or unpaid bills then this sets a precedent on how rent is going to be paid. All adults are required to fill out rental applications not just one to avoid a problem tenants. --147.194.xxx.xx
