I received two calls from so called professional rental agents saying they had tenants with applications in hand. They claimed to have credit checks all done and then they said they had checked their record at the Landlord and Tenant Board. Well I call BS, those records are sealed in Ontario, they should not be but they are. They are holding themselves out as having something that is impossible to get. Agents live on commissions, for doing a, b, or c. So their main focus is to get you a tenant, collect their cut and say ciao. So keep that in mind.
Do they care if this "qualified" tenant breaks the rules within 2 months, stops paying all together or breaks the lease and move out? No.
I'm not saying you should not work with brokers, I'm saying treat their "qualified" tenants as the you would treat a potential tenant off an ad or a sign call.
If you do your homework and market your vacancies right, maybe you won't even need the help of a realtor.
I don't have many vacancies, and the last two came directly from a 99 cent "For Rent" sign in the front yard. Not from CL, on line agencies or realtors.
Property managers fall in the same category, they are only interested in their piece of the pie. --99.59.x.xxx |

I have worked with some real estate agents who were trying to find rentals for their clients. I am always upfront with them about commissions -- I am not going to pay one month's rent! But I'll pay one-half of that (non-exclusive!), if I am having trouble finding a good tenant!

Forgot to mention: I do NOT rely on the agent's screening and pre-approval. I run all of my normal screening checks. The agent is simply another person making referrals to me. I just pay more than my usual referral fee if it works out.

Mark,where are you in Mass.if you're in the Boston Area,you shouldn't need anyone but your self. The market is good there,Away back I had a couple of Agents rent for me they took a months rent for their commissions.they were supposed to do a credit check,but I don't think they did,if they did,it was very lackadaisical..so now I do my own dirty work.A unit I handle,usually rents in a day and a half to two days.So make your own sign and put it in front of the unit and get someone local......................charlie............my daughter is in Boston Area and if a vacancy is coming up she usually has a prospect lined up ahead of time...................................... --32.214.xxx.xx |

The market is "hot" again. Any listing a agent will obtain, will almost guaranty a sale. So agents lie through their teeth saying,"I have a client that wants to see your property and make an offer"!
So one year I told the agents who hound me over the phone, "I'm ready to sell, just bring me offers"! Since they didn't have a contract with me, they weren't will to spend the money to advertise and therefore couldn't obtain a single offer from a buyer.
When I was ready to sell a 5 unit, 8 unit and 16 unit buildings, I gave the money hungry agents a limited time, 90 days, to secure offers, or I was going to pull my listing and go with some other broker/agent. Within a month I had multiple offers. --47.156.xx.xx |

As long as you stay in control of the screening process, use your normal application, etc. just like the prospect came direct to you, then the only "negative" is paying the agent whatever commission they want from you. If you are in a market where rentals are in short supplies, the tenant may be willing to pay the agent. I have found excellent tenants this way in the past. I've no experience with this, but I wonder if it is the same as agents calling because they have a buyer for your fsbo. Once the listing is signed, their "buyer" disappears, because the "buyer" is a fabrication to get you to sign the listing with them. --174.216.x.xxx |

95% of the time I never hear from them again.
