We looked at a house to buy. The garage had a very strong odor in it like urine but stronger. It burned your lips and nose. There was no meth disclosure. What does meth smell like? --172.56.xx.xx |

NE, that's what I was thinking too but the seller wouldn't acknowledge anything.
I am worried about cleaning and replacing expenses in a meth house like sheetrock and duct work. And if we would have to disclose to potential tenants.

Not that I know of regarding a test. Check police reports. If there aren't any, then I would dismiss everything as rumor and go for it. If your determined to prove it, do it BEFORE you take title and ask for a reduction accordingly.

Some one once told me the making of meth smells like a strong cat urine if the case I would walk away the testing cleaning and retesting of meth making sites can easily run into the multiple thousands of dollars since all the dry wall have to go along with duct work --73.197.xxx.xx |

The seller won't admit to anything much less come down very much. It's an old small 2/1 house. The seller isn't budging on the price.

Meth remnants are a acidic (lo pH condensate) so you will see very green copper and furnace heat tubes will be rusted, it will often condense on the lower 2ft of drywall and besides the panels filling off, look for the groups of rusted nails, roof damage neglected for 2 years does not decay steel like 3-6 months of meth cooking. It is expensive to abate as the lower walls have to be thrown out but the good thing is it will be easy to pipe and rewire once this stuff is opened, you are bidding on the exterior and the land. --76.188.xxx.xx |

Meth can smell like ammonia (hence the urine smell) labs smell like paint thinner. But look for other signs like V said, or do a test.
As NE said, check "calls for service" to the area, see if any arrests, etc.

If I suspected meth, I'd walk away. There is always something else to buy, even in a tight market.
If the price is so tempting that you can't resist, put a contingency in the offer that the garage and house must test clear of meth. Then get an expert in there to evaluate it. --174.216.x.xxx |

Has the seller lived there for the past 10 years? Or has the house been a rental? If the house has been a rental, the seller doesn't necessarily know what has been going on in the garage.
The seller only has to disclose what he knows.
However, if the seller knows for a fact it isn't meth, he should be able to tell you what the smell is.
If it is nondisclosed meth, you've got the possibility of a lawsuit from one of your tenants who can prove it was meth (by maybe knowing someone who knew the meth maker, if nothing else) --174.216.x.xxx |

The seller original bought it for their granddaughter but the last year it was rented out. They said the tenants did lots of damage and the sheetrock in the garage had to be replaced. Funny how that concides with having to replace the sheetrock with meth.

Male cat urine can include a scent spray for marking territory. It is PUNGENT and can make your eyes burn.
Yes meth MIGHT leave an ammonia odor. But know the new recipe is odorless.
My local drug enforement offocer says it’s no longer cheap and easy to make meth (in Indiana) and it cheaper to buy to meth coming north from our southern border.
In Indiana a seller is only reuqired to disclose a clandentine meth lab if it was in the living area. Garage, shed, basements do not count.
My house shopping kit includes a meth swab test kit I bought online.
