When you ask an applicant why they are moving and their 1st response is,..'my landlord won't fix anything',....what is your next question?
On half of the applications I get I see this as the reason for moving. Is this mostly code for 'I broke it and my LL won't fix it at his expense? --68.63.xxx.xxx |

I ask the applicant to send me pictures of things their landlord won't fix and any communication to and from their landlord about these issues. About 1 in 10 do have a bad landlord who doesn't know the laws and hasn't a clue on management. --47.156.xx.xx |

My gut reaction is always what you said Roy. So you broke something and the landlord won't fix it for you. I have someone moving now for that very reason. They broke a window and I let them know I would fix, but they would be responsible for the bill. They chose to give me notice and move instead. That's what a deposit is for I guess.
To answer your question though, I typically ignore it. 9.9 times out of 10, they don't qualify for my place anyway. So, there isn't usually a reason to ask any follow up questions. I do like Robert J's response of asking them for proof. I may have to start doing that. --98.175.xxx.xxx |

I agree my BS meter gets actiivated. It’s too easy - a “landlord duster-off’er”, to get rid of the question, a response that sounds reasonable but cannot be proven on the spot.
I agree many LLs are bad about repairs. I’ve seen what some LLs offer and am blown away.
Another part of my brain thinks “Do I want a resident who already accepted a home which needed repair at move in?”
I REALLY like Robert J’a idea to have then send photos.
Like Doogie, IF they submit an app it seldom gets past Screening Step 1.
ANOTHER big reason to not use up what life I have keft ahowing deadbeats- we START with the app, not the showing.

My next question is who is your LL? There are 3 LLs that do not fix things and fit the slumlord profile. So if a prospect mentions one of them I am inclined to find them believable. This year I have lots of calls from these tenants. Their reason for moving is that their building is being condemned. That said they are prolly in a roach infested apt and don't screen well.

It could be code, or it could be legit. I don't waste time with stories. The application tells a lot. Then, if they pass all the normal application requirements, the 2 minute in home inspection confirms or denies their story. Is the property nice and otherwise well-maintained, except for that gaping hole (that they punched in the wall most likely?)?
I've never found extremely responsible people with good references to lie about stuff.

In winter I find that the heater is not working and the people are cold and need to get out. I guess if they are saying that in summer, maybe there is central air and the LL won't fix it. The next big thing is clogged pipes and those can be expensive and difficult to fix and of course the tenant can be clogging them. --73.178.xxx.xx |

My response is, "oh dear. Tell me about it." With a look of concern on my face.
Most of the time, it is code for I am being evicted, or I am a total slob and break things, or the landlord is kicking me out because I park on the lawn and pay my rent late.
Only once I have had it check out, when the applicant said their well collapsed and the landlord refused to fix it. That's one time in 38 years of being a landlord.
Generally, I don't feel it is my job to sort out the drama. My written criteria says I can reject for excess complaining about their landlord. --174.216.x.xxx |

Actually that was what the departing seven year tenant said about me to potential new landlords. I know because several called me to check her out. What she wanted was additional lighting in the garage so she could use it as a workout room. She wanted to park her son's cat in my newly cleaned upstairs one bedroom apartment while he visited. She failed to use the shower curtain properly and there was water on the floor in the basement. I had the plumber there three times and he said it could only be the shower curtain. I had a glass enclosure put up. The one thing that was difficult to fix was when an electrician made a small hole in the bathroom ceiling running wire. I could not get anyone to come out there and fix it for months and I could not climb a ladder. All I said to the LLs calling me about her was that she paid her rent except for the last month before moving and did she still have the rabbits. --73.178.xxx.xx |

I think it's a red flag also, but not an automatic denial. I'd simply look at the application, and if it looks good on all other counts then tell them you'd like more info and ask for specifics on their comment along with photos and any correspondence...kind of a hybrid of what Robert J is saying...but I'd put it at the end of the application process rather than the beginning to avoid wasting time. I think once you hear/see the details of what they are complaining about it will become crystal clear whether it's legit.
I had a tenant a few years ago that complained I didn't "fix" things. I asked for an example and they said the gray paint on the carport was starting to get chipped off and they wanted it repainted. SERIOUSLY?? I raised their rent and they moved out on their own soon after. --99.92.xxx.xxx |

I always drive by the current rental anyway and that says plenty. If the home is well maintained on the outside then it is unlikely that the LL doesn't fix anything on the inside .
