CJ,YOU are in charge of your business! You don't ASK for 4x the rent--you REQUIRE it. YOUR business model is what you make it--so make it what you want.

REASONS to reject:

1-incomplete application

2-lies on application found during your due diligence (smokes, has pets, number of people living there,etc)

3-no documentation of income (pay stubs,bank act printout)

4-criminal findings-any

5-history of court proceedings (not just evictions, also family violence, petty theft, involvement of drugs, unpaid traffic tickets, license suspension, etc)

6-no info on previous LLs for cross check(see #1)

WAY to reject:

"If we select you, you will be called within 3 days. If you receive no call, we selected a more qualified applicant."

Or, just NO FURTHER contact, just do not reply, especially to anyone who is surly, argumentative, foul-mouthed, etc. Just because they are demanding, doesn't mean you have to comply.

I'll guess that the prospective tenant will provide a fake invoice for being a model if he's asked?

I understand what a pain it is to even need to deal further with such this prospect, but as NE noted, it's what most of us or I have to do anyway with any new prospect. I also understand how you feel about being careful not to get sued for rejecting someone from a protected class, but there must be something that this guy won't clear.

I've got it in my written criteria that I can reject for their Facebook or other Web presence. If the website where he models is wackadooodle, I'd reject for that.

Model income is not steady income, so then we have to do the self employed qualifying for that portion of income.

All roommates must qualify independently ( except in CA where combined income must be used)
