I keep hearing the terms A, B, C and D markets for homes. What is your definition and please describe what type of homes fit into these catagories. Thanks and happy day to everyone --108.93.xxx.xxx

Class A - Tiffany & Co, Saks 5th Avenue, upscale urban "boutique" shop.

Class B - Tommy Hilfiger, Urban Outfitters, suburban Mall shops, Bass Pro (Springfield MO special!)

Class C - Target, Kohl's, Bath and Body Works, Wal-Mart on a weekday morning

Class D - Wal-Mart on Friday night, Dollar General, Dollar Tree, Convenience Stores

Class F - Craigslist, every-day-of-the-week yard sale in the hood, free bed bugs with every purchase! --173.19.x.xxx

C- cigarette stains and a few unfilled cavities.

A- Up scale well established neighborhoods that everyone would want to live in. Like Beverly Hills.

B- Good solid location that well to do hard working people can afford to live and the area is safe.

C- Just a so-so area. Mixed. Rich, Middle Class and Poor all can find a roof over their head. Park your car on the street and if it's not well lighted, it may get broken into sometime over time.

D- Area going down hill. Crime. Walk alone after dark and you have a 20% chance of getting mugged.

F- Drive by shootings, muggings, robbery, theft - you won't be caught on the street after sundown.

I think a better question would be,...if you have Class C properties in Class C hoods,...does it make any sense in trying to market to Class A or B tenants? Everyone wants lower rents but will they tolerate a slightly lower class neighborhood?

I am losing my few Class B tenants for this situation. When my Class B tenants see the cops show up for a wife beating happening across the street, they think it is time to move to a better neighborhood. --68.63.xxx.xxx

Roy, that's when it's time to buy up the neighborhood and improve it like you do in Monopoly. ;-)

I toyed with the idea of trying to do something like that once, but Sellers are wanting crazy high prices for Class C/D houses right now. My last purchase (closed yesterday) was a diamond in the not-so-rough. Class C+ house in a Class B- hood and it fits the 2% rule! Still keeping my eyes open as homes in areas where I already own come available. I figure if I could own even 30% of a block it would make a significant difference in the clientele. Al Williamson gave a speech at the Convention a few years ago about how he helps transform blighted areas. Takes a lot of work, but his method involves instilling community pride via "block gatherings", clean up, etc. Novel approach. --173.19.x.xxx

I have seen other LL (with deeper pockets than mine) try to buy one whole block in an attempt to 'change the hood' for the better. It does not work because you can upgrade the houses but changing people perceptions about that hood do not change. Once a neighborhood gets a negative reputation, that perception does not change,..it sticks like glue. --68.63.xxx.xxx
