Hmmm.... Kinda sounds interesting. Not something I would do right now. But I give them credit for thinking outside of the box and giving it a shot. It COULD actually work.....Kinda sounds like a twist/combination of wholesale flipping and landlording, and rent-to-own. I would like to talk to these owners after they've done it a while - I wonder how long they've been trying it.

Think about it for a second:

Buy a fixer-upper, rent it out without doing the fixing, minimal cost for repairs or holding due to quick turn around, you still own it and hopefully get it back in better condition one day - if improvements aren't done you're no worse off, and the tenant's won't complain because it's on them.

The Landlord is setting the terms, and I imagine they have standards for the work and do inspections.

Reminds me of a strategy a local, experienced rehabber told me recently that she is doing. She only fixes it enough to be habitable (roof, heat, plumbing works)then sells it to someone who wants to do their own sweat equity. Only instead of selling, these people are retaining ownership.

Hmmm....very interesting, I think.
