If you want a full credit report with all the information you need to sign up with a service like the one on this website. You will need to have an inspection where they confirm items such as a shredder, locking file cabinet, password protected computer, etc. Once approved and the prospective tenant gave you permission on the application you can pull their credit report. Other organizations will give you a summary if you don’t want the inspection. I prefer seeing a full credit report. --76.89.xx.xxx |

The question to "still learning",
What is the inspection? to inspect of what? my property?
who is coming to inspect, how do you get one?
The applicants signed "authorization to release information related to residential lease applicant".
But, when I went to use this service, I signed up online,
but if I want the full credit report (to pay), I have to give all my personal information that I have no intention to give my driver's licence number or private info.
So, not sure about it. The realtor just ran it with any personal info.

Between Vee, John, and my info, I think we got it all. Yes, you have to give your own personal info and prove you have a valid reason to be running credit. The other part of the inspection is to make sure you are in compliance for the Fair Credit Reporting Act. Also, if you ever deny someone due to running their credit, you must send them an letter (believe the name is as follows) called an adverse action and denial letter. --76.89.xx.xxx |

I use an online service. The filter won't let me list them, but it's a major credit bureau's tenant report service.
I get a full credit, criminal and eviction report. The tenant pays them directly, not me. Because technically they are pulling their own credit, there is no "ding" on their score - it's a so-called 'soft pull.'
I have used the services here for criminal and eviction and they are good - I just don't want to be the one pulling someone's credit. --50.82.xxx.xx |
