Hello everyone, how do you people reply to the people who had apply, when you already had selected an applicant?

I can't ignore this person because has been calling and texting me to follow up on her application.

Currently the home has been offered to another or earlier applicant.

However, should that person not complete the process, or change their mind, the applications would be reviewed, and you may be contacted.

I say, "Why can't you ignore them?" Please cite the law that requires you to respond to someone.

Okay, I'm kidding about the law part (there isn't one).

Here's one way to deal with it: Your phone most likely has a feature called "Block Caller". Enable it for that phone number. If you don't have that feature or don't know how to use it, simply save the phone number in your caller ID as "Don't Answer". When don't answer calls or texts, follow your phone's wise advice. They will get bored after 2 weeks or so and move on.

Ta-dah!

For the future, what you might do is say, "Thank you for applying. If your application is approved, we'll be in touch."

Done. There should be no more expectation of contact unless the app is approved. No contact = app was not approved. --173.19.x.xxx

Less is always more when replying to applicants:

" We currently have an approved applicant."

That says it all without saying too much.

You are not claiming the home is rented if it is not.

You are not commiting to contacting them if your approved applicant doesn't rent from you.

You are not telling them you are not renting to them.

I send a brief email to all rejected applicants that says simply, "I regret to inform you that we are unable to offer you the property at 123 Main St. We wish you the best in your search for a new home." 99% of the time I never hear back, because they know why they didn't get it, or tell themselves it's just because someone else was first in line. The other 1% ask if I have any other properties available, to which I answer, "I'm sorry, we don't." --204.210.xxx.xxx
