Hi all- long-term (13 yr) tenant just moved out and we are fixing up our place in Long Beach for a new renter. My question is: what is a good, durable option for window coverings? We have vertical blinds in the other unit (this is a duplex) and want something else, a little less dated.

I use those 2 inch faux blinds on all windows except the sliding glass doors. Tenants love them and when they move to have them cleaned it’s about nine to $14 each. If they need repairs usually from $18-$35 depending on the size and the amount of repairs . --174.215.x.xxx

Mini blinds. cheap, if they break, easy to replace. Give privacy inside, filter light and look decent outside. I might mount decorative curtain rods above the windows that people can provide their own curtains if they so want, but if they don't the look decorative enough to leave up. I would never spend a lot of money on window treatments. I think everyone can accept blinds, but other than that it is personal tastes.

I have wooden plantation blinds at my current house that are attractive. However, I wouldn't trust them for a moment with my tenants. So I give them the $5 vinyl blinds, and I can deal with them damaging those. :)

If you're renting a place with upscale rents, however, buy what your tenants will expect. That may well be wood or faux-wood blinds at $25-$50/pop. If you're renting to the fast-food-and-factories crowd, however, there's no such thing as durable. :P So go with cheap. --166.137.xxx.xx

Is it for a sliding glass door or window? Windows I put in cheap plastic blinds from Lowes/Home Depot. If it’s a sliding glass door, I would put up a cheap curtain rod and start them off with cheapie curtains for privacy when they first move in. --96.245.xx.xxx

Cheap Wal-Mart mini-blinds @$4-$15 depending on window size. I bill tenants for broken ones...$15 - $45. Why? I have living in my house since 2001, before we owned a single rental. The 2 of those we still have are still in fine condition. So they do not wear out as fast as some might try to argue. Yeah, if your dog is constantly sticking his face thru them, they will break.... So tenants should go buy new ones.

If that's not upscale enough for your unit, go with the faux wood white blinds from Home Depot/Lowes. Only cost about $25-$30 a window and look very nice. --173.19.x.xxx

I just started switching my units to 2" cordless faux blinds (Bali...Costco had a deal). The thought of having a child get strangled on cords pushed me to spend the $$$...I keep hearing of bills that they're trying to introduce to make it illegal to have corded blinds due to the risk, so I guess I'll be ready in case....but cost comparison is about $500 vs $75 that I would have spent previously for corded mini-blinds. --68.117.x.xx

Thanks so much! Unit has a huge backyard, so I am expecting pet owners. Nicer working class neighborhood, nothing super-fancy.

Will definitely check out the Wal Mart offerings..and yes, if it can break, it likely will and bill the renters. Had one PITA tenant years ago and her screens kept breaking, for the love. She's someone else's problem now.

Will try to stay abreast of the legislation re:corded vs. cordless. Living in CA, anything goes! I can totally see that being an issue, esp for the Section 8 LLs.

Home Depot now has cordless that can be cut to size and wasn’t much more cost wise. Only issue I see would be someone short if they wanted the blinds all the way up, but most tenants never open their blinds so it probably won’t be an issue. --76.89.xx.xxx

No way would I invest alot of money in expensive blinds. Just like Fred said, they will tear them up. I get the cheapest ones from Lowes. You can have them cut to size and they look good at the start. Every move out I have to ding the Security deposit and replace almost all of the blinds because they just don't take care of them. --72.49.xx.xx

JAC of OH, Would 1/2" plate STEEL shutters work for the windows???

With a six inch threw bolt on the hinges.

Not Plantation Shutters but PLATE STEEL SHUTTERS...

NOW THERE that should work, TENANT PROOF!!!

The new rustic kinda of p.r.i.s.o.n. look!!! No need to paint goes well with concrete floors with a center drain. Excellent hose down cleaning after move out. (Pressure wash SAFE) And poured concrete walls. NOT sure IF this is totally non-destructible by SOME tenants??? --99.56.xx.xx

Anne,

We use the inexpensive plastic minis from Lowes. We put them on every window to keep the homes looking good from the street and to keep residents from covering the windows with Confederate flags hung by railroad spikes splitting my original trim.

We swap them out rather than clean them. Cheaper than paying the housekeeper. We use an upper and lower mini on the tall windows in old houses. White only.

Verticals only for sliding patio doors or some picture windows. I don’t like them.

The shelves are empty and the manager says the corded minis are outlawed. The cordless have not arrived.

Menards and WalMart are sold out.
