NE’s post about gaining a puppy premium reminded me how many people argued against charging an Early Lease Termination Fee when I first started posting about it. Now it’s a common method among forum-ites.

Today we recieved a $1700. Cashier’s check and 60 day notice in an envelope. The note said they bought a house and were ending the lease according to the ELT clause, wanting to leave on good terms.

ELT gave them the opportunity to buy and leave. Happy to pay it for the freedom it allowed. They want FREEDOM!!! as much as we do.

$1700 out of nowhere- gotta LOVE this biz!!

Annual leases make me money. If this had been MTM, no ELT and second month (60 days) of rent.

The money came today with their keys, AFTER they paid for August.

Tenants here must be smarter in their approach to dates. As I've never had one use the ETF but they do like the idea at lease signing. Sorta a freedom of you are not held hostage here. --99.203.xx.xxx

good For you Brad. Since our lease renew end of July, many folks move June and leave money on the table. One year I made over $5000 in ETF. I do a better job of explaining to them them it is a fixed term lease with defined start and end date, not a MTM. We call it a 2 month buyout. Just had a mTM person pay up cause they didn't want to leave on bad terms. lol, they are leaving on bad terms. W --108.20.xxx.xxx

One clarification: I thought you were only doing RTO's now, in which case weren't they already buying a house from you? Or was this a hold over renter from former days who finally decided to take the plunge? --173.19.x.xxx
