I have a tenant who keeps claiming she has mice, for which 2 of the last 3 exterminators said there were no mice.

- The first one was a relative of hers, whom I didn't trust at all !

Since she is a super chronic complainer, and thinks I should call back her relative....

After spending over a thousand bucks on this nonsense, do you think I am being scammed?

Hi Rod from RI; think? I know you are being scammed. If you sre doing routine pest control and showing due diligence, tenant has no defense. I add a clause in my lease that stares responsibility for own pest control. I also do routine service.

I have heard of relatives being pests before, but mice? ;-)

Pest control should be addressed in the lease. Who is responsible for control of animals, vermin, rodents, etc?

If you are responsible, then you get to keep dealing with it, but any frivolous reports like the 2 exterminators who found nothing are billed to the tenant.

If tenants are responsible to pay for the cost, then we're done here.

If your lease does not address who is responsible, then the default will be whatever is on the books for the city, county, or state in which you live. If those are silent, it would be up to the judge if it goes to court.

I would not have used her relative at all. Mice can be hard to locate and saying there are "no mice" is impossible. I have a couple of them in my house and can't find them. I can hear them sometimes and have traps out. The other morning I heard one scratching in a cabinet. I sealed the doors after putting a glue trap in there with food on it. I did not catch the mouse. There is no way to say that there are "NO MICE". So assume there are mice. If she has no pets or children then get some mouse bait and put it in a floor level cabinet. If there are pets or children you can't do that as it will make them sick or kill them. In that case use some snap traps in paper bags on the floor turned toward the wall. Tell her to call you when there is a mouse in the trap and then go get it or instruct her to close the bag and toss it. --73.178.xxx.xx

Tenants who are not clean will attract pests of all kinds.

RathdrumGal, are you asking about my mice? No none of that. It's not an infestation. I think one or two have come in due to rainy weather. I had an infestation in another house and learned from that how to detect and deal. I was live trapping them and putting them outside there. I put out 32 mice or the same one 32 times. I had one living under a potholder in my cabinet drawer. I would open the drawer and she would hop up on the side of the drawer and watch me then get back under her potholder. I started taking them a few miles away and releasing them. Now I have the final solution for them. Sorry for them but I have to protect my dogs and they carry leptospirosis which can be fatal and requires constant treatment to make it not fatal. --73.178.xxx.xx

Ally -- how do you kill the mice? My cat occasionally brings in live mice, and the sits back and laughs at us while we go wild trying to catch it. They usually end up in an upside down jar with tight fitting lid. I used to freeze them to kill them, but I no longer have a second freezer now that we downsized. RathdrumGal, I have been going thru this with a friend since she got a kitten, now cat and he brings them in and plays with them crippling them and they crawl away then croak and stink, my normal pest control source has been out of the covered stick traps much of the summer so I wandered into the competitor who explained the glue has just been revamped so you can loosen a child or pet with alcohol and the new ones are twice the length of the old style, now the cat can not pull out the mouse from the -tent- shape, look for the longer tent stick traps, ladies like this cause they don't have to touch the critter, just put into a ziplock bag and out to the trash. --76.188.xxx.xx
