I'm trying to find the most effective showing time. I prescreen and set up an hour where I stagger appointments. So far Saturday mornings have been been working out nicely. The only downside of this is that it doesn't give an accurate picture of the weekday traffic in the area.

As soon as you can after you speak with them. Too far in advance doesn't work for me. Zillow show me a chart of activity and it matches what I've learned on this sight. Monday day has a lot of hits. Many people return to work after a weekend in their tired old place and after talking with happy friends over the weekend to start searching for a new place to move to. They start planning to move the first two weeks of the month. So I would think Monday evening would be a good week night. I've had open houses on friday night and lots of people can thru as they were on their way some where else for dinner or movie. Saturday morning also has worked well for me. Looking forward to reading others experience too! I suppose the seasons or just before school starts is another good time. Vs between Thanksgiving and Christmas and snow! --99.203.xx.xxx

I post my ads on Thursday to get the weekend readership which is at its peak from midday Friday through Sunday evening...at least in Charlotte.

I generally do open houses on Monday or Tuesday evening which is when we get the largest turnout. Weekends for our target audience do not do as well as after work during the week.It took us a few test runs to see which day we had the largest prospects attend. Good question!

My Grandfather was a gardener and people would always ask when was the best time to prune their pear tree or (anything).

His standard answer: When you knife is sharp.

My standard answer: Ya snooze ya looze.

Your prospects are ACTIVELY looking at all your competition online AND visiting other properties daily. Waiting even just 24 hours to show a vacant home can lose people.

I have been at signing appointments MANY times where the new resident recieves that “call back” from another LL ready to talk about setting up an appointment but I already have their money!

As a convenience and to stir up interest , when I have help, we advertise Open House Sat Noon.

(Just noon, not 12- whenever). And they come.

I found that staggering appointments was a total waste of my time. I had to sit and twiddle my thumbs for 30 minutes when people did not show. Over two hours I only showed 2 couples. Had great success when Imgabe everyone the same time.

Talking with them was pointless. They lie. I want the application. I don’t want to spend MY LiFE screening people in person because they lie. We screen their app and check their current home if they are approved and interested. We only spend time on the last 1 or 2 that ARE qualified, ready to sign, and have the money.

We’re in a new age. Young prospects want the info online and NOT be forced to talk to an “old guy” like me.

Now we do lockbox showings and people LOVE it!

PS Back 22 years ago when I had a J.O.B. my ad stated ‘Open House each day at 5:30 until rented.’

I’d swing by the rental before going home. I’d stay for 15-20 minutes then leave if no one showed.

I usually did 4 or 5 to get it rented.
