I am advertising a rental on facebook marketplace. FYI...getting lots of responses (thanks WMH) . However i am getting lots of IMing "IS it still available". I want to respond, no I am advertising just for the fun of it.

When I respond yes it is still available, they want to know how to schedule a showing. How to schedule a showing is detailed in the advertisement. I IM them to read the ad for information on how to schedule a showing.

I am thinking forks who ask - is it still available & I want to schedule a showing without reading the ad, are just the folks I don't want to waste time on, am I over reacting? Should I not write them off so easily?

We get 'is it still available' all the time for both rentals and sales. Reason is simple, properties are rarely on the market for more than 48 hours and applying when there are a lot of interested parties is an expensive proposition @$50-100/app. I don't dismiss them. I think it is a fair question.

Aside from if it is still available the only other question we normally receive is when can they view the property.

I do agree that asking how to apply is a completely different issue and I do get irritated when someone has a reading comprehension problem especially since most of our applicants have a min. of an undergrad degree. --71.75.xx.xx

I just reply that it is and then paste in standard text stating, "To pre-qualify you before showing the house, I need for you to answer the following questions." That question is usually a better prospect than the generic "I want to see this home".

Reminder: we only "show" (we give out the lockbox code) to folks who have submitted an application and are 95% approved. We don't jump for non-screened folks.

Some landlords dont remove their ads efficiently.

Some real estate agents purposely leave their filled rental ads up as bait for new prospects.

Fraudsters steal images and peddle them as legit rentals.

I leave my ads running until I have a signed lease and first and last months payment in hand. If I am in the final stages of this transaction with a potential tenant, then technically the rental is still available, but the chances of someone who is enquiring about the property at that stage and getting it is slim. They should know that before they make the trip to see it. --70.31.xx.xxx

The reason this is the most common question is because it's one of the pre-written questions they can pick when messaging you. There are 4 or 5 that pop up when they click the "Message Seller" button and that is one of them. Basically, you get that IM with 2 clicks and 0 typing. So, it makes sense. The way I counter this is just to have 3 canned responses stored on my phone. When I get this question, I copy and paste canned response #1. When they reply asking to schedule a showing, I copy and paste canned response #2. This takes care of 95%+ of all the IM's I get. I figure if they can click a button and message me, why can't I do the same with my response? --98.175.xxx.xxx

Coming at it from the other side of the screen... Facebook marketplace is flooded with amateur sellers who post and then don't remove the ads. Also, each post has several buttons on it that someone can click without doing anything other than seeing your lead picture. "Is it available?" is one of those.

Type up a list of "canned" responses in Word or other text editor and just set yourself a time (2-3 times per day is what I do) where you copy and paste something to this effect to all responses:

"Good news! 123 Anywhere Ave is now available. Please visit (website) for more information or to arrange a tour. Thank you, S i d"

I do the same thing for Zillow/Hotpads/Trulia. I'll get between 5-10 responses per day and it only takes a few seconds to respond to all of them at once. The truly motivated will follow the instructions. The looky loos and tire kickers won't. Either way, you don't waste any time. --173.19.x.xxx
