How much notice are you giving people for exterior work? If there are repairs needed outside are you notifying the resident of times and days someone may be going by to look at or give amounts or are you just sending them out? It is for a house not an apartment. There was a residence who complained that there was unexpected visitors even though they complained about repairs needed outside. Having said that, the people that live there have also been difficult with people stopping by to look at the repairs needed outside --74.141.xx.xx

The way to resolve the problem is by giving clear expectations up front by writing the repair request and process you follow into the lease, discussed this during the lease signing, and then following thru with what everyone agreed was acceptable. Here's a scenario:

Tenant: "Hey, Mr. LL, you sent your guys over here to fix the roof and he didn't call me so I told them to leave because I wanted to take a nap."

Me: "Your repair request submitted on our website said you would be available today. We confirmed this two days ago. Per our lease, all confirmed appointments give permission for them to work. You now owe the service call fee both of us agreed was acceptable."

To be unclear is to be unkind, so it all goes back to what did we agree to, in writing, in the lease. Tenants who cause problems following the established procedures need to be removed ASAP, as there will likely be other violations. --173.19.x.xxx

I would never send my guys over to do exterior work without giving the Tenant advance notice. I don't ask permission, I just give a couple of days notice. I do not specify the hours, just the days.

If a Tenant responds by saying "I work at night, and sleep during the day", I will clear specific hours. Because they don't sleep ALL day! (We have a lot of swing and graveyard shift workers in Vegas!)

I am always with the people who are giving estimates or doing work. So it isn't like someone seems to be hanging around the place. Still, I will let the tenants know that so and so will be there for work on a certain day, they will be outside, so no access will be needed. If I give a vague next week notice, I try to pin it down to the day as soon as I can. If I have a service doing the lawn or yard, I do not since they know they are coming every week or two.

Even if they request something to be fixed, I still give notice. Just in case they are home sick walking around in PJs and someone is right next to the window! Just common sense to me. If I didn't authorize someone to be there, I certainly want to know if they are.

But I am almost always there when they start work, to make sure we are on the same train, same railcar for the work to be done. My contractors also see me a few times through the day, so I make sure they haven't derailed. --108.44.xx.xxx

I advise they will be replacing the gutters on the rear such-n-such a day, weather permitting. If this is the crabby tenant you have had problems with before I would issue the happy clause and start with another person - it could only get better...

I certainly try to give tenants notice of outside work. I think it's courteous. But in the event I forget and they give me attitude, I remind them (with the same degree of diplomacy that I received) that they don't rent the outside. The lease states they rent the unit...not the yard, not the driveway, not the gutters, not the siding, not anything other than what's contained within their 4 walls. --50.32.xxx.xxx

We always notify tenants if a contractor is coming by to do exterior work or look at the property for planned repairs. Many of our tenants are single women and I don't want them to be concerned about strangers wandering around the yard. I also ask the contractor to ring the doorbell to announce themselves when they arrive.

I give at least 2 days' notice as a courtesy. One thing you really have to watch out for is the nature of the outside work. if it's painting a fence, that's one thing. But if it's a 2-story house with windows upstairs and the person will be doing roofing where they could look in a window and see a tenant in their bedroom...that's a whole different thing. For something like that I would personally CALL the tenant and inform them...that way you don't run the risk of them not reading their email. --99.92.xxx.xxx
