Guy and his buddy inquired about my vacant house. Clearly listed as a non smoking property, they wanted to know why I'm punishing smokers, he didn't think it was fair to punish him because of bad past smokers. I had to chuckle.

This guy has applied before and been denied for a less than positive LL reference

Smoking is additive where it is extremely difficult to quit unless you drop dead. Compared to home owners tenants are more likely to be smokers as this could have been used for down payment for a mortgage. In ones lifetime smoking can cost a million dollars where every week the money spent on cigarettes would be invested instead of smoking. --74.15.xxx.xxx

Robert - I disagree that it's hard to quit. Your why has to be big enough. Smoked myself for a little over 10 years and quit cold turkey. That was 13 years ago. Had a family member that smoked for around 30 years and quit cold turkey. That was 10ish years ago. You just have to have the discipline. Just charge the seal/prime/refinishing cost in the next rent cycle - I have often found this cost about 250-300 per room and with a double rent value deposit it almost all gets used to pay the painters so if they are already there this is the only time I would split payments because the damage was more than the rent, the rent would be double the next 2 cycles - this often leads to an eviction, in court it is just a cost of living - no punishment. --76.188.xxx.xx

We still have one inherited tenant who smokes in his unit. It was yellow with nicotine stains when we bought the building. This old guy already has lung cancer, is bald from the chemo and getting very frail. His wife died about 2 years ago. I don't have the heart to boot him out in his last months. I am ambivalent about the eventual rehab of his unit. It is going to be a huge task, but I want to get it done and over with. God's timing, I guess. --98.146.xxx.xxx

One rental unit when tenant moved out went in with a pressure washer to clean the nicotine off the walls then painted with a oil base primer sealer before painting. It was amazing the amount of nicotine that came off the walls with a pressure washer. Tenants more or less live for today not tomorrow where the life style smoking, drinking along with nice vacations, vehicles they remain tenants forever as there are no savings or down payment for a house. --72.142.xxx.xx

We bought a smoker house. Guy was dying of cancer, on oxygen, still smoking. Bought house, guy died a few weeks later.

Pro Block oil base primer from Sherwin Williams worked very well for me. I used it to prime a 10 year chain smoker house then went over it with flat latex. Minimal cleaning or surface prep. I did sponge mop some paneling with dollar store ammonia, otherwise just roll it on. --157.204.x.x

My sorority sisters smoked so I started. I quit ten years later as I could not smoke at work and every time I inhaled I got a pain in my stomach. I cut down on the strength and smoked True cigarettes. Then I cut down on the number of those and when I got down to three a day I could just stop but I ate salted sunflower seeds, pre shelled. I just wanted them and didn't know why. Now I know that sunflower seeds have nicotine in them so they helped with the craving. I ate one spoonful when craving a cigarette and I didn't have to feel bad. The reason people have trouble quitting is that the body grows larger veins to get enough oxygen to the brain when someone smokes. So in between smokes there is too much oxygen going through those larger veins and a person starts to feel funny and has to grab another smoke. Too much oxygen is toxic. Cutting down on strength and number helps the veins to shrink back to normal and carry less oxygen to the brain than the abnormally large veins. --73.178.xxx.xx

I smoked for 2-3 years as a teenager because it was cool. I quit because I was outraged that cigarettes skyrocketed from .35 cents to .45 cents a pack. I just wasn't going to waste so much money!

And about 45 years later I was getting my teeth cleaned last year and the hygienist asked me how long ago I quit smoking. She could tell I had smoked from my gums after all these years! Amazing. --47.216.xx.xxx

In my area with mostly class C rentals the number of smokers is probably 85 percent or more. If I refused to rent to smokers most every place would be empty. So I used the right or rich idea and I rent to them. Is it a mess? Yes! However, I've found that most times I don't even have to clean or repaint as they are so used to the smell and everything covered in tar and nicotine they don't even notice it.

Great idea ,..I wonder if it is legal (I don't see why not) but not many years ago our local newspaper refused our ad that said no smokers as they said their lawyer said it was discriminatory.

It would be nice to list a higher price but say it can be had for xxx less for non smokers. People love to think they are getting a reward.

Incredible that people that can least afford to smoke,...do.

here is a true story for you...

had a home we were rehabbing after a VERY long term tenant (20 years) moved out. the prior tenant had only one hobby and that was smoking. he was very good at his hobby. the place was yellow-brown with nicotine on ALL surfaces. the walls were so coated that you could write your name with your finger in the stains.

the home had cottage cheese ceilings. they were to be removed. when we hit them with the garden sprayer and started scraping the lids the sheets of acoustic came off like we expected. what we had not considered was that the falling acoustic was SATURATED with nicotine and the material that fell on my painters skin was akin to super charged nicotine patches. fortunately for me he was a smoker and recognized what was happening and spent only 30 minutes puking in the front yard and detoxing in the pool.

had he been a non-smoker that got the mega-dose he might have had a cardiac event. the problem with cig's is what the economists call "externalites". the negatives that accrue to others with no benefit. cigarettes are the best example of an activity that fits that description. smokers are pigs that throw their waste all over and feel as if they have a right to stink the joint up.
