I am a small Landlord and for the last 20 years I always monitor the property to see any damages that need fixing etc. I use a management company but over the years I KNOW if the owner don’t perform due diligence over his property nobody will so my big Question is.

For the people who are absentee landlord that companies handle all your repairs. How do you take comfort your property is being well taken care off and potential problems needs addressing ?

I am over 50 now and need to slow down but I just cannot see a company will find and correct all those problems I have encountered over the many years. Yes they fix fix the obvious faucet etc. but what about the dirty walls that needs scrubbing before repaint or that small developing sag in the roof I saw or that toilet supply line starting to frazzle. I don’t get it.

I see you have two choices:

1) Find a high quality person...perhaps look up a retired home inspector to look over each property annually.

2) Hire an employee and train him/her to look at things the way you like them to be done. You would have to work with them for quite some time but may be worth it. Hard part will be keeping them long term...many people seem to jump around job to job.
