I have an agency that wants to rent an apartment for a client. I have 2 very big problems with this.

1. In the event of eviction I will have a harder time because this "client" is not who I have a lease with, but they they are a tenant.

2. It is likely that this agency is doing this because their client( currently homeless) can't pass screening.

Im uncomfortable based solely on the 3rd party status. Every other tenant has to qualify on their own merit. I feel that the client is welcome to apply personally using the agency rental payment towards income requirement. This will alleviate any question that I'm discriminating based on source of income. I don't even know if that is an issue here as it is possibly a private agency?

Your customer will be the agency. Are they dependable? Collectable?

You can negotiate the right to approve any potential resident that the agency wants to place in the property.

Put them both on if they both pass, this way you have a collection path to both - I find this with an agency wanting to use my unit as a halfway house, always double deposit or 8 months prepaid, no exceptions. --76.188.xxx.xx

Listen to all your bad feelings about this--your gut feelings are true. This will be a disaster BECAUSE the tenant will be a deadbeat and you won't get a penny after the agency stops paying. He is used to being homeless with all the unsanitary issues that comes with that. AND, the agency will not help you in any way with him because they are on to the next placement and the next. Their attention is only on the initial placement--that is their venue-to place and move on to the next placement. You are on your own.

This would be adding Known Problematic tenants into your business, with all the baggage that comes with them for SHORT time duration and MINIMAL money. Hello...this is the type of tenant that good screening is supposed to weed out! --108.87.xx.xxx

I wouldn’t get involved. Are you having trouble finding a quality tenant otherwise? Stick to your trypical screening criteria and the perspective tenant likely won’t pass. --98.216.xxx.xxx

Unless you're going to be getting a huge premium for the rent similar to what you get for short term insurance rentals (I get 2-3 x the normal rent), IMHO you should pass. --71.174.xx.xx
