I have a small 4 bedroom SFH (1600sqft). Previous tenant (real nice) lived there for 6 years. After they left, it turned into a diaster (almost).

We paitned the house inside and outside. Floor is luxury vynal (real wood looking, better than Allure).

We put on MLS. It took 32 showings by agents to get two qualfied applicants (one of which we took). Just for comparison, I have another house nearby that is 3 bedroom with simialr square footdage. It takes 3-4 showings to get a qualified candidate in one week (many times first showing qualified). That 4 bedroom took one months to find qualified tenant. I had to keep the house vacant for 3 weeks for this qualfied one (Aug 1 move-in).

Most people didn't like the floor plan. Imagine 4 bed room with just 1600sqft (small master, small kitchen).

For those who applied, Oh boy, it attracted all kinds of people who wanted to shack up together with all kinds of problems who didn't qualify anyways. They all wanted because it's 4-bed.

I start to think the small 4-bed house is becoming a curse and will attract wrong kind of people. I should have known better but it was my first purchase.

Any ideas on how to market small 4-bedroom houses?

I too have a similar situation. So I am interested in ideas. I bought a 5-3-2 about 13 years ago when I was a newbie who thought he knew everything. Paid 104 k for 2000 Sq ft. I have since learned that small 1250 Sq ft 3-2-2s were my bread and butter. I will usually show this 5-3-2, 25-30 times until I find some acceptable. Tiny kitchen and living room is a draw back. Next time it comes open I should sell it and buy my bread and butter type house. The value is right around 195 ish, so lots of capital gains, might should do a 1031. A couple of people have made rooming houses. Seem to be successful in the right market.

Or college students.

I personally would sell the 4 bd otherwise. It will omly attract "clans." Put the $$ into a duplex or a 3/2.

We always remove at least one bedroom somehow. So 3-bed becomes a 2-bed, a 2-bed often becomes a 1-bed. In my area, the more bedrooms, the more grown adults wanting to live at the beach try to room together to save money, even if the rooms are tiny.

Market this one as a 2-bedroom, don't show pictures of the extra two bedrooms, and let prospective tenants who actually view the space be pleasantly surprised by the extra space, which can become their home office, craft room, extra storage, etc.

If you've got the ability, remove a wall between two of the bedrooms and create a larger master. We turned a small 3-bedroom into a spacious 2-bedroom this way. The original master became the second bedroom so both bedrooms were of decent size.

We have one place that has two super-tiny bedrooms with a Jack & Jill bathroom between. We removed the closet from one of the bedrooms so it was no longer legally a bedroom and marketed it as a home office. The current occupant turned the whole thing into a small suite: clothes and such in one room, just her bed in the other. She can reach her dressing room through the bath, so it's private.

In other tiny two-bedroom cottages, we installed a washer & dryer in the second bedroom and marketed it as a utility/storage/guest room. --50.82.xxx.xx

I would not try to market it as a four bedroom. I had two fourplexes and one side of the building had a one bedroom apt about 560 square feet. The other side had a two bedroom but the second bedroom was just 8 by 10 and called a "junior" in the old days. I never advertised it as a two after I did it once and really upset some folks at the small size of it. I changed the juniors into walk in closets and advertised it that way. So you could say two bedroom with office and walk in closet and then you have something really valuable. Most large homes and apts today have walk in closets. Pick the smallest room and run two large dowels from wall to wall on two sides and support them in the middle. Add a couple of shelving units below that and you have something really special. --73.178.xxx.xx

I had a tiny 3/1/1 and used to get 'clan' families (with grandma and up to 4 small kids) apply. HARD on the toilet, tub and wash machine evac systems! Always plumbing issues and crap dug out! I took off the closet doors in the small bedroom, put shelves across the hanging space, and had a phone jack installed. Remember years ago your internet access was via phone lines?? When advertised as a computer room I got teckie-couples and singles. The guy in that one now didn't need bedrooms--he needed yard for his dogs! Started w/3 dogs (1 has now died) and he has been there 6 years and may NEVER leave. He has a REAL computer system in there now--2 screens running, and supplies (of whatever he sells-parts for something?) stored on the 2nd BR. Depending on the layout, I would try to eliminate one or two of the bedrooms by annexing it to another, opening or removing the wall to another room, or just not advertising it.

Can you make it part of the living room or kitchen to make one of those bigger, or make the smallest a closet with laundry.

Less bedrooms for less people and more room to the living spaces might be what you need. --108.44.xx.xxx
