I have a long term single mom (excellent) tenant whose two boys are headed off to college. She’s been leasing a four bedroom townhouse from me for the past eight years (currently pays $2700 monthly) and recently signed a two year extension. She always pays the rent in advance and keeps the place nice. She has a professional occupation.

She just texted and asked if she could sublet one of the unused bedrooms.

My only immediate thought was that she needs to get a security deposit, have me run a credit check, have the new tenant sign a rental agreement that she can get from an office supply store and have him sign a document that states he has reviewed MY lease and agrees to its terms and conditions (I create my own lease.) Plus complete my application form. No Airbnb.

In forty years of landlording I’ve never been asked to do this, so I would appreciate your advice. Since I do not do social media, I’ll have my daughter check things out.

What have I left out? Thanks in advance???

I think makes sense from her perspective, and if she is an excellent tenant like you say, I would consider it. No more wear and tear than the two sons. And if it helps her financially, then it might help insure rent continues to be paid. She may want a little extra money, with 2 in college - if she's helping pay tuition.

However, I think your approach is a little off.

I would take the application, screen as normal, and make the new person an authorized occupant. Just write an addendum for all to sign. That way, if/when they move out, it's simple - just write an addendum to un-authorize him/her from living there any more, and change locks (for a fee), and you're right back where you started. You keep getting the rent from and return the deposit one day to the original tenant. It's between them how much the new roomer pays to the tenant, as well as whose turn it is to take out the trash or clean the bathroom. You don't need to be involved with that.

This sounds nice the way it starts, but what happens when this person moves out and you deduct for damages the original tenant will say caused by the sub-renter and I don't think I should pay since you approved them - make them pay, which you can't so you will pay for the damages - just like having adopted children. --76.188.xxx.xx
