Do you have anywhere at your properties where you keep locked for yourself? Maybe to store extra supplies like that extra bundle of shingles or extra bricks or piece of siding or so on? If so, do you keep such a place at each rental or just one place to use for all rentals? Any issues you see with this?
On mine, I have one house with an oversized garage, so I walled off an area about 5' x 20' and installed a lockable door. I have a lease clause saying this is off limits and anyone entering would result in a breaking and entering charge with the police. I don't keep anything valuable in there...a $99 lawnmower, some excess old light fixtures, pieces of wood and drywall, nails/screws, etc. It someone cleaned it out it would be about $300 to replace it all. I've never had a problem thus far and it keeps me from dragging home small things to my personal house.

We have a storage shed in the back parking lot of our apartment house. It is a great labor saver. We keep the lawn mover there in the summer months, ice melt in the winter months, hand tools, trash bags, light bulbs, the vacuum I use for common area maintenance. Nothing expensive, but it lets us do easy repairs and maintenance without dragging a truck full of small tools. --98.146.xxx.xxx |

I live within blocks of all three that I have left so everything is in my garage strewn about. I did have sheds built at two of the properties a few years ago when I had ten buildings, to store snowblowers so I could just go there and run them myself. Then two properties have garages and I can put a few things in there and one snowblower in one of them. My tenants are not people who would take stuff like that so I don't have to protect stuff from them. --73.178.xxx.xx |

DH keeps all the tools in our garage, but he likes to have stuff-on-hand, since it's pretty much an hour to the closest box store, plus an hour back.
I have an above-garage apartment. I keep the garage bays underneath for my own use. Things like rafters, tile, generators, that sort of thing.
I have another above-garage apartment, where the tenant has garage access, but the main house hasn't been renovated yet. So that's used as a storage house in the meantime. :) Mostly things like washers, dryers, a/c units, window units, that sort of thing.
I also have a house that we bought from someone who was trying to sell it before he went to jail. I think we paid about $3k for it. He had used a bunch of ex-felons from a halfway house to rewire it and build an addition to it, but ran out of money and needed to get rid of it. I totally don't trust anything they did to it... but it's a great place to store things like paint, light fixtures, plumbing supplies, electrical supplies, drywall, cement board, things like that. DH has a room for retired files from his day job.
The only one I need to really pay anything for is yard care for the stand-alone house; for the other two, the people living there take care of the premises. (13 mows/year x $35/mow.) And there's always the property taxes every year, which run a smidge under $200/year.
You might look around and see if someone's selling a sad little house insanely cheap. Tax sale, CL, handwritten signs, whatever. Otherwise, you might see if you can get a vacant lot for insanely cheap, and then get yourself a shed/garage/barn/whatever. --96.46.xxx.xx |

I have four good-sized storage sheds (two of them on my property and one each on two rental properties) off limits to the renters. I also have an oversized two car garage at home. All are almost entirely full of rental supplies and items I may need. Man, that reminds me, I feel like a hoarder.
I think I need to simplify/reorganize.
I've had someone I know who works for a local property manager bugging me to let them take over my rentals. It sure would allow me to clear up space. I might have to do it one day...maybe soon...

also wanted to say. I used to be a "rental stuff hoarder". I'd buy cheap on CL, auctions, etc. I had WAY too much stuff. I've been whittling down my hoards the past few years. Now, when I need a refrigerator, I go buy one ... having one sit in a garage for two years until I need it really doesn't provide a benefit for me. Also, you can only use so many used hinges, cans of paint, paint stirrers, odd pieces of 2x4, etc. Also, folks who have more units than I do may need all that stuff but I farm out a good portion of work now a days. --72.70.xxx.xx |

Nicole of PA, The sheds, garage and basement that you have for yourself could become added income streams. Especially garages for tenants to park a car.
Consider the amount of excess STUFF for your units that is hoarded in a shed, garage, or basement. OH I will use that and NEVER happens, the stuff is a dust collector for MANY MANY years. Been there done it myself, however the garage could have been more productive as an added rental income stream.
The basement no access for tenant(s) is understandable UNLESS there is a laundry for the tenants OR dry for possible storage. Otherwise a tenant does not need to be in the basement, plus if its a multi unit with a basement no need for tenant access. Unless you can add a rental unit in the basement area, ceiling height is fine and its dry as well could be converted to a rental unit. --99.56.xx.xx |

As a landlord and contractor, I do have a few places I store materials and tools for my real estate holdings. I keep a one car garage at a duplex I own. I have a two car garage at an apartment complex in an area where I have lot's of buildings. I have a 1 car garage at a 4 unit far away. I have a shipping container on a large rental property. Yes. Many basements came with storage rooms with a door. We put locks on for two reasons: to remove one place that they can store junk, and to store material that is unique to that house such as extra flooring, tiles, a/c units, paint, etc.
We also have a detached garage for half-used rolls of insulation, tar paper, lumber, space heaters, etc. Our garage at home is barely big enough for our personal stuff, so it's nice to have an extra garage close to the rentals. Anything we buy that can be returned, is. --204.210.xxx.xxx |

I have a few detached garages and a cheap $9000 house I keep for rental stuff.
I buy a few things in bulk like ceiling fans and just bought 20 window shakers for summer. I only do that for the discount and in the case of the ACs, the stores will run out on a hot day when *I* need a few! Plus they don't restock after a certain date in late summer but it's still hot and the res still want cool.
I no longer buy the "I might use that" stuff. MOST of it went into storage ans is still there. My rule is "DO we have a place to use this within the next 30 days?" If not I'll pay full price when I need it.
Tip: Yes I learned a lot by "Po' Boy" methods getting started. But now that penny pinching slows me down.
We built a walk-in closet with super insulation for winter storage of paint, chemicals, pumps to avoid freezing. A tiny elec space heater keeps it plenty warm.
My concern for your closet - do you have to go thru the res' space to get to yours? Then who is trepassing?:)
Keep it clean and simple: your door, their door, a wall in between.

Brad20000, thanks. The area I have is in the garage and I ALWAYS give 24 hours notice before entering it. Most of the time the tenants are very nice and move their mopeds out of the way so I can get in. LOL
If they break in, as I said...I have nothing valuable in there. It's been there 8 years with no issues so far. I let the tenant see what's in there so they don't think it's a bunch of valuable stuff. --99.92.xxx.xxx |

I didn't realize you needed access through the tenant's portion of the garage. I wouldn't do it in that case.
TomFL - as I've been emptying out spaces, I've thought about renting two of the garages. I can just visualize them looking like they did when I purchased the places ... junk piled everywhere when tenants vacate and me to clean it out. I guess I need to check on renting nonresidential places. Also, if they use them for a commercial type business (such as fixing cars or some type warehousing)... even if they are told not to ... there are zoning issues. Also, electric & water would need to be cut off although that's not such a big deal. --72.70.xxx.xx |
