I have a nice 2 bedroom 1 bath house on the descent working class side of town that I'm trying to rent. The only concern is that some neighbors have moved in across the street that I have noticed play music late at night and are always outside at all hours of the night. I am concerned that any future tenant might complain or have an issue with those neighbors. I have thought adding a home security system but other than that I am not sure how to make any future tenants more comfortable renting my place. Any thoughts or ideas would be appreciated, thanks.

Some cultures spend a lot of time in the front yard or on the front porch. Down the end of my street where I used to own two four plexes, it's like that all the time. Units are smaller and people are sitting outside or beach chairs. The ones that sit out all winter are, I think, handing drugs to cars that stop at the curb. I have similar situation. I tell the tenants to drive by different times of the day. And i say something like "some neighbors have issues with that house over there, they have called the police, I've also heard they are moving" i can say that because they are at some point in time. They always do cause they wear put their welcome, don't pay rent or otherwise go where they can live with folks like themselves. --99.203.xx.xx |

Price overcomes all problems. If the neighborhood is a good place to live, someone will be happy to rent for $50 under market and won't be bothered by noisy neighbors.

One of my son's houses was in a very desirable neighborhood, but the place across the street was a gypsy camp with the house, 8 trailers and 3 garden sheds, all with people living in them. Lots of trash.
In all the time he rented that house, plenty of really good tenants applied and nobody complained about the neighbors.

I don't have the loud music problem, but I have one house where the next door neighbors are loaded all the time (even in morning), and own a pitbull that barks. And also directly across the street from that rental is a group of tenants who sits in chairs in the front lawn, and they have a garage door that's always open because it's too crammed with stuff to close. But I've never had trouble renting that house because the house itself is nice and shows well. --72.188.xxx.xxx |

I always include a clause in the Rental Agreement that says, "Landlord is not responsible for settling disputes arising from annoying neighbors, or parking problems." I advise Tenants to settle things themselves or call the police if it's a major problem.
