This is a continuation from the fire string. I've decided to make one tenant an on-site assistant at my rooming house, but I'm considering expanding this beyond the rooming house and have this guy address certain things for me generally across all units. I'd like to position him as an "assistant" and not a manager per se and have him do stuff that takes up my time but that needs to be done. Basically, I'd like to have him bringing me information for decision making or monitoring. Among the duties I'm thinking about are:

1) Cleaning of common areas in the rooming house.

2) Showing vacant rooms and collecting applications.

3) Coordinating access for handymen and repairmen for all properties. (i.e. going there to let them in for work or quotes)

4) Periodic Room inspections (I'll provide a checklist).

5) Periodic Apartment inspections (I'll provide a checklist)

6) Attending open houses and collecting applications

7) Monitor compliance with rooming house rules and inform me or violators.

I would reimburse him for mileage if he had to use his car. This is not constant work, but is really a burden for me. Having someone else do it would allow me to get the information gathered and presented for me to deal with as opposed to me running around doing it and still have to decide. On inspections, I'd have him take pictures on every visit of problems or if that's a problem, note the conditions on the form I develop. He'd coordinate this directly with all tenants. So basically, you'd have a Resident Assistant? If you want to make it casual and friendly, they're called RA's for short.

It's usually a live-in member of a housing staff, so that would fit a rooming house, and you generally see their job descriptions as something contributing to "a positive living environment". A big part of their job involves reporting necessary repairs, keeping you informed of significant incidents, following up in emergencies/knowing proper procedures for emergencies, and reporting violations of rules and regs.

Superintendent - the "Super," usually a resident who only wears wife beaters or old lady who leaves curlers in 24 hrs.

Actually this is my favorite, exactly the job description and what roomers might expect to see

(House) Host - like camp hosts in parks

Concierge - add $10 a week to the rent for the prestige

If you are italian he could be "Consigliere," which would make you the "Godfather" of rooming houses. :)
