For those of you who say it can't be done, we've had four unexpected "vacancies" over the past few months...and yet, not a single day of unpaid rent!

All tenants notified us of changing life circumstances that would end their residencies early. Units were marketed and shown to pre-qualified people about 45-50 days before end of current tenancy. Applications were accepted online. Leases were offered and signed online. Deposits were transferred via Zelle or direct deposit at bank. First Month's Rent gets paid before anyone gets the keys.

We had two weeks at one space to replace pissy carpet with Allure - rent was fully paid by departing tenant AND security deposit covered damages (new tenant was thrilled with changes, btw.)

We also have about two weeks at another but there is nothing to do! That will cost us $35 as I chose to put the power in our name during the empty weeks and there is a transfer fee for that. New tenants move in July 1st. Same thing at another place - old tenant moves out June 30th, new tenant in July 1st. We have been inside several times and place is spotless.

Last lease was signed yesterday for an August 1st tenancy at the 4th place. Old tenant moves out July 30th.

We won't even remember these turnovers in a few months LOL!

It starts with Jeffrey's rule of COOPERATION in all things...departing tenants were all selected way back when with the day they would move out already in mind...that day was discussed before I even offered an application, let alone a lease.

It can be done. Thanks, Jeffrey, for teaching us that concept at our very first Convention in 2010.

BTW, Brad, not a single one of these departing tenants could have afforded an ELT. Trust me on this! One lost a husband, another her job, etc. But with their COOPERATION, we were able to re-rent without anyone getting hurt financially or otherwise. --50.82.xxx.xx

Have you considered allowing the tenant to move in early for free, as long as they transfer the utilities over? I've done that several times and it's a win-win: they get to move in gradually and I don't have to pay utilities! --204.210.xxx.xxx

I have done what Robin said, as long as all fees and rent is paid and utilities are in their name, they can move in early. I don't have anything to do there and maybe they will have an extra bit of time to clean for the previous LL. Certainly is less stressing for them. --108.44.xx.xxx

I am willing for them to move in early, yes. It's just that I was out of town (got back Monday) and still need to go officially inspect empty unit. DH has done it and it's all good but I need to do the official walk-through and photographs, then new people could move in. --50.82.xxx.xx

oh me next!!! i have a few empty... the last few days my phone and email are blowing up!!! have two good applications now and offering one property today, move in next week!!! I always end up with better tenants, more rent, and a better unit to offer, so it's always a win win,,, but in the mean time I do feel the lost.

You seem to even manage not to have the expense of the vacancy for very long, low, very low, holding cost.

Cooperation means on my end too! I just say "yes, let me see how I can help you with that" and it make me think HOW instead of "i can't"
