I had a single female contact me about 2 weeks ago for a unit. Pre-screen reveals a no go due to pit bull.
Yesterday I showed the unit to a single guy with a "mix breed" dog, which usually always means pit bull. Anyway, he submits an app this morning and in his list of other occupants he has 2 kids and the same girl I rejected 2 weeks ago.
Hmmm. Today his dog is suddenly a golden retriever mix. Ya, we'll see.

Requiring photo vet records helps slow down the nonsense, walking pet registration fee of 150 and up per animal helps a bit more, the requirement of renters insurance with you on the front page slows it down a little more - eventually you will have a good rental criteria and your lease will have better policy that prohibits pet sitting and pet visiting anywhere on the property. --76.188.xxx.xx |

I have it in my written criteria that I can reject any applicant that I have rejected previously and can reject any applicant whose party includes anyone I've rejected previously.

All interested parties fill out our Google pre-screening questions form that feeds a Google sheet, storing their names and numbers and other info for posterity. Sorting by name now and again shows the duplicate inquiries - and discloses the sometimes-changing information...i.e. the lies!
