We own several very old New England houses,the fronts of which many of our tenants choose to decorate with mostly charming and, in our view, pleasantly appropriate wreaths, flowers, flags, etc.during the Holidays.

Recently, however, we have acquired a few tenants who seem dedicated to boldly displaying and popularizing some radically political/cultural perspectives, which are shockingly out of place in this setting and community.

Our question is simply this: Who decides on such matters?

Single family which they are probably doing the lawn maintenance, they get to decide. It is freedom of speech. If the local authorities get involved, then they would have to comply, but pretty much it is their home. It is your building, so nothing permanent can be done, but flags etc, unless regulated by a local ordinance or your lease are not permanent.

If your are so offended by it, or the neighbors are in an uproar, you can "not renew" with that tenant. Personally, I don't care and if the neighbors don't like it, feel they should get over it. But then, that is why I don't own suburban houses anymore. I hate over regulation.

HMM, are they allowed to hang their laundry to dry? What if their Tee shirts have something the neighbors don't like. --108.44.xx.xxx

I *do* have it in my lease that flags or other decorations that may be offensive to other tenants and/or any federally protected classes are not allowed on the exterior of the building...I live in the South and I do NOT want the Confederate flag flying on my units. They can hang it indoors where no one can see it, but not outside. --50.82.xxx.xx

I would just make a lease addendum for no outside decorations. Emphasize the historical nature of the homes. If they don't know about the other houses then there won't be trouble. Tell them for now that you are going to paint the trim on such and such a day, weather permitting, and they need to remove their stuff to avoid getting paint on it. You can then keep postponing and or paint a few things and only come back to paint more if they complain. Depends how badly you want the stuff down or how bad it is. My long term tenant has dollar store plastic flowers and holiday crap in front of one of my duplexes on a main road so it's not that important but the grass guy has to keep moving it or call her to move it and he is not happy. I have to keep him happy. The handyman refers to her as "surly" so the handyman calls me to let her know to pick up her crap. I provide holiday wreaths for two other duplexes in the good neighborhood with the fifties houses so no one puts anything ugly up. --73.178.xxx.xx

I totally identify with this dilemma:

We own 3 historic 2 family homes wherein one of the tenants goes bonkers, especially during Halloween and Christmas time: I mean devils faces and rats on the door entrance at the former time and cheapo 6 foot blow-up santas, elves and gnomes etc. etc. during the latter.

I am getting really sick of asking the guilty one to tone it down and curtail these events to no more than 2 week celebrations. But up here, in ever more whacky MA, I would probably be charged with some kind of prejudice.....
