Do you accept PayPal payments from tenants? If so, are there any dangers of doing that?

I am a small enough company that I can't afford a lot of "overhead" by paying a large vendor...wondering about PayPal. I've asked my bank about "taking" the money from their account...but they quoted me a large fee to pay monthly for this...yikes.

Most of my tenants are professionals and pay pretty well...but even an occasional late check makes me go to the PO Box and I'm trying to find a way to ease that some while not spending a ton of money.

When I used to collect animation art, the community was full of cautionary tales about Paypal. Sometimes people would fake an email receipt, and you wouldn't catch on until you had actually logged in and saw the payment wasn't on your account. Other times, people would cancel their payment. Sometimes, Paypal would freeze your account, and your money would be locked up indefinitely.

I've been using Paypal for at least 18 years--- but I've never considered accepting it for anything important, like the biz. Perhaps it's improved since then, but it's not a gamble I'd care to take. --96.46.xxx.xx

I’m curious what rate your bank quoted you for being able to initiate ACH transactions?

I pay $35 per month and 10 cents per “batch” plus 10 cents per transaction within that batch. So a batch of 10 transactions has a marginal cost of $1.10. --166.137.xxx.xx

The only thing I accept PayPal for, with regard to the rental business, is my move in fee (we use rather than deposit), and rent that someone needs to charge to a credit card.

If I accept PayPal, I also send them a document using DocuSign that they are paying that amount. They are credited the amount I actually receive - after the PayPal fees. If they do a chargeback, I have the document we signed where they agreed to pay the amount as listed on the DocuSign document. That SHOULD allow me to fight their chargeback attempt.

Additionally, my move-in fees are generally done a couple of months ahead of time.

Have you looked at Zelle? If they have a debit card, and you have a debit card, you do accept payments via Zelle at most banks. Ask yours.

For my rents, which are a standard amount, we use Clearnow. Registered through this site. Love it.

Venmo is owned by PayPal. Venmo has been a big success for me. I am hearing more about "Cash" but didn't want to sign up for it.

I mention it because I believe some tenants have fowled up their Venmo account and moved to "Cash" or whatever it is called.

I don't want to use Zello because it is basically the banks chasing the Venmo business model.

I use PayPal a lot for paying contractors but I wouldn't accept it for rent. At 2.9% plus the fee would cost around $50/ rent check. I use Viewpost and require it from all tenants. It cost .50 for a digital payment that drops into my account in a day. All of the other services sit on the payment for 2 to 3 days on top of their ridiculous fees. --71.75.xx.xx

Just a few comments. If you use Quickbooks for your accounting, you could do your rents for $.50 each. No setup fee, no minimum. QB also will debit the bank account on a preselected date. Again $.50 per debit. I do pay contractors with some other apps, like Venmo or Google Pay. It’s free. To me Clear Now looks very expensive. --173.174.xxx.x

Clearnow is expensive? It's $14.95 for the first draft and $2 for each draft thereafter. This includes the other features as well. So it costs me $2.37 per property. After tax that's $1.84. Peanuts. And piece of mind which is priceless. --173.170.xxx.xxx

I only use PayPal for small amounts and I don't take the money out of my account. I just leave it there until I spend it on something small, like chewies for my dog.

I don't want to mess with trying to get my money from PayPal and I don't want PayPal to have access to my bank account numbers.

$.50 per draft. You can draft any day. You get the money in your account in 2-3 days. Or, the tenant can simply pay by clicking a link on an invoice you send automatically. That’s $.50 as well. Money in the bank in 2-3 days. I’ve been using it 5-6 years with no issue. Quickbooks will enter the transactions automatically in your books. --173.174.xxx.x

Yes there’s a cost to Quickbooks. QB Online has several versions. The one I use is $50 per month. It allows me to break down my income by unit. I don’t think of that as a cost for drafts because I would have an accounting cost regardless of how I collected my rent. Either way, it still cheaper, and you get a full accounting program. Unless Clearnow also provides full accounting software. The drafts are initiated by the landlord, and can be automated. Or as I said above, they can be tenant initiated if you choose to do it that way. Personally I prefer the tenant imitated method, just in case the money is not in the bank. But I’ve had tenants who have begged for the draft. Lol. There is a bad check charge of $10. Quickbooks charged you, but I charge the tenant $35. Other than that $.50 per draft, no minimum. --174.207.xx.xxx

Thanks for the info James. I do use a separate accounting program. Just found out they offer the ACH draft as an option for the .50 a draft as well. But I'm grandfathered into their program at $25 a month. To use the .50 ACH feature it would cost me $55 a month.

It would save me to use that one company rather than the two I currently use. But I've been very happy with what I use although it costs more. I'm in the downsizing mode so it makes sense to keep my grandfathered accounting plan for now. But it's nice to know there are some cost saving options out there. Then there is the hassle factor in switching to a new payment system. --173.170.xxx.xxx
