Do you ever run credit checks on your tenants after you move them in? For example annually? Or if they change jobs or something like that?

I run them annually 1 month before I send a notice reminding them of the impending lease renewal. I want to make certain their DTI is still in the same range as when they applied. If they have blown up their credit cards or loans or have more late payments than the previous year I will not renew. --71.75.xx.xx |

No. Once they’re in if they pay they stay. With the exception being certain criminal activity. I look in court records periodically. I have a provision in my lease that allows for termination if they are convicted of any type of crime that would prevent me from renting to them to start with. --166.137.xxx.xx |

Thanks for the advice. I think it is very critical. The tenants wanted you to leave them alone, I got plenty problems with that thus far.
Could you share your text/contents on this provision from your lease, I like to add it to mine, when I have a new lease. (the right wordings).

No. If credit and income were good enough to get in, then I let it be as long as they keep paying the rent on time.

We usually don't unless they go on our WATCH list.
Note: Legally your application MUST grant specific permission to run a credit report or check references AT ANY TIME. (mine does)
We DO run one to help find a skipper.
I think a courthouse check is more critical to keep track of the res' legal and financial troubles. Their problems hit the courthouse months before the credit report. A bill truned over to collections is no biggie but a bill that becomes a court judgment with a garnishment can become MY problem. Can take 90 days to appear on a CR.
Did a courthouse follow up today. Res had trouble paying, said his hours had been cut back. COINCIDENTALLY, at the same time he was arrested for DUI and is on house arrest. (explains his reduced hours and his cash going to the house arrest fees!)
