There are basically 4 main areas every application should cover:

* Income

* Credit/Payment history (also serves as ID verification)

* Land lord references, past and current

* Criminal Back ground

I'm not sure how any land lord who is serious about screening could forget to ask for all of the information needed to verify those important things. Do you find that you're constantly having problem with applicants passing and then turning into bad tenants later?

There are a few other things that are nice to know such as:

1) When are you moving?

2) How many/what kinds of animals?

3) How many total residents?

There are so many things you can't/shouldn't ask that we probably can't list them all....

Don't ask anything related to the "protected classes" such as age, familial status, religion, national origin, gender, etc.

Probably can't/shouldn't ask anything about their health either.

Some of the questions I ask are simply to ensure they tell the truth. For example, ask where they are living currently and then attempt to verify it to see if it's a lie. I also ask if they have enough funds available to pay rent + deposit within 48 hours of approval...sort of puts them on notice and then if they later say they need more time they basically were lying on the app. --99.92.xxx.xxx

I said don't ask about age, yet most of us ask for D.O.B. which is essentially age. Sometimes you need certain info to verify credit or criminal background, etc. --99.92.xxx.xxx

Being in Colorado, and as many states now legal with marijuana, I agree with the question regarding recreational smoking. Last 2 biggest issues I have had between neighbors are complaints about the other smoking pot and the smell coming either over or up

to the others apartments. I’ll take a toilet leaking complaint any day over neighbor smoking pot complaints, especially when all tenants otherwise good, clean, paying rent. --172.58.xx.xx
