Does anyone have a good "the property you live in has changed hands" letter? Something that tells the tenant their security deposit is safe, mail check to this address, etc.

I did one of these a few years ago... can't seem to find the letter, but one thing you'll want to do is provide a way for the reader of the letter to confirm that it isn't a fraud... I got a few concerned inquiries from the letter.

Here’s how I dis this recently, conforms to Indiana law. Check your states requirements.

1. SELLER sends a certified letter stating the prop has been sold, their $XXX deposit has been transfered to the new owner David’s Props. As of Juky 1 all communication and payments will go to them at 123 Main.... 123-123-1234.

2. WE send a certified letter stating Good News! Brad Props is your new manager as of July 1, and your $XXX security deposit has been transfered to is. All communication and payments should be directed to 999-999-9999 or www.BRAD.com. We look forward to a great relationship. Please contact is with any questions or concerns.

3. We made a point to knock on each door and let them see a real person.

MY state law requires the owner to provide a written statement showing the accounting of their deposit from both parties. .

In a tenant property there should be a estoppel form which indicates who owns what appliances, has how much storage, parking, and the money value of a deposit, both tenant and owner sign this to complete the transaction. This is known by real estate agents but not every private purchaser. --76.188.xxx.xx

I always go to the properties BEFORE closing with the old owner and have him introduce me to the tenants. also, I get a form filled out by owner & the exact same form by tenants going over basics such as rent, deposit, appliances, etc. --72.70.xxx.xx

Notice of Successor Owner

Notes on Use

Missouri law requires that when property subject to existing leases is transferred to a new owner, the new owner must give a written notice to the tenants before the new owner is entitled to sue them for rent-and-possession. This form is designed to meet that legal requirement.

Note that a copy of the new owner's deed must be attached to the notice.

The blanks at the top of this form are self-explanatory. In the first paragraph, in order, the information needed for the blanks is as follows:

• Name of former owner

• Date of deed

• Date deed was recorded

• Date rent obligation to new owner started (should be same as date of deed in most cases)

If a tenant owes rent at the time the notice is to be given, the lower part of the notice can also be used; if so, the details of the tenant's rent arrearage should be set out at the end of paragraph "a."

Fill out the original of the form to fit the particular situation.

If there is more than one tenant to be served, make copies for the additional tenants.

Also make two more copies – one for your office file and one for your attorney if it becomes necessary to file suit. The service information at the bottom of the form does not have to be completed on the copy or copies served on the tenant(s); however, the service information should be completed on your office copy and attorney's copy.
