I COULD WRITE A NOVEL with the amount of insanity that’s already happened, but trying to keep this down to current issue. Crazy tenant knocks on all the neighbors doors asking for money, claiming her wallet was stolen/the kids are sick/she needs milk money. Three different neighbors have contacted me complaining they are creeped out and $40 in the hole and she keeps coming with super inappropriate personal financial questions. How many more is this happening to I’m not aware of? What can I do legally to prevent her from attempting more? We are not renewing their lease in September, and I am genuinely concerned she’s crazy enough to do something criminal to the house and/or the neighbors. Do I alert the police? Do I send a warning to the whole street if she should approach them? I feel like the latter would backfire. Help! --67.149.xxx.xxx

This isn't your issue. Yet. Tell the neighbors to not be idiots by giving her money and to call the police if it's an issue.

If they are neighbors on other properties, don't worry about it.

She's disturbing the peace. Write her a Cease and Desist notice. If you does it again, give her a notice to quit and evict her. Ask the neighbors to call police and get a copy of the police report you can use if you have to. There is a large young adult around here that does that. He visits his father in the rentals down the street owned by various people. If he comes near me I tell him to get a job. --73.178.xxx.xx

If she is bothering other tenants, they need to call the police. There is probably some ordinance against soliciting. And why would they give her money and then complain and not expect her to ask for more. Basically it isn't your problem. --108.44.xx.xxx

Do you have an emergency contact for this tenant, nearest living relative? Someone other than the police. Her neighbors can call police when it's happening but not Landlord ... It’s not other tenants; it’s a single family home neighborhood. It’s our neighbors/friends in the neighborhood; they’re all good people and were trying to be good neighbors until they realized separately they were being taken advantage of. Well who screened this tenant? It may be time to do a inspection for smoke detectors and observe/ estimate and bill for damages that would make rent short in 2 months and get ready to squirt this one out, it would be better if the manager had done this 2 months ago because the timing will not be so easy for refilling in September. --76.188.xxx.xx

Out of the goodness of my heart, because I am so kind and caring, I would speak to this tenant and tell her right now that I will not be able to renew her lease in september.

That rentals are much easier to find during summer and that she should start trying to find a place to move to right now and if she finds a place, I will let her out of her lease without penalty.

After all, moving is so much easier when weather is nice. Just thinking about her convenience.

I would tell all the neighbors that I won't renew her lease I. Sept but that they must stop helping her. It's like feeding stray cats. She will fight to stay in the neighborhood if she is getting free mondy, free foid, free help, and sympathy from the neighbors.

Also let them know to report to police if she does anything actually illegal because with police reports, you might be able to get her out early. --174.216.x.xx

Very likely that drugs are involved, although it is possible it is purely that she is crazy.

Another kindness would be to tell her in confidence, because you are a caring person, that the drug squad has contacted you to warn you that they are gathering information in your neighborhood so that they can make arrests and you would like to have her keep her eyes open and report any drug type activity to the police.

If it is drugs, hope she is paranoid enough to think the police are looking for her. --174.216.x.xx

We had a similar situation in a sfh neighborhood. The woman was always pulling at heartstrings: "my car was broken into and my meds (for an alleged autoimmune condition) were stolen. " Again. "I don't know why, but the bank froze my account." Etc., etc.

Most of the neighbors (and all of my tenants, except one who turned out to be almost as needy) learned to avoid her. Many suspected that she was abusing prescription drugs. But the elderly guy across the street with the big heart was constantly giving her a hand, lending her things, coming to her rescue. Interesting thing is that she moved out once he went into personal care - probably because there were no soft touches left. --71.175.xxx.xxx
