It has been reported that 4 cities in the immediate area of southeast VA are in the top ten nationwide for the number of evictions.

The "authorities" say there is not enough affordable housing, and not enough of it is subsidized. So, our state assembly feels they need to enact legislation to help tenants fight it.

(BTW: my city - one of the four- requires new construction to be bigger & bigger, to appeal to the desire of "wanting it all", rather than allowing smaller, simple, AFFORDABLE housing to be built. I discovered this when inquiring about the rebuilding potential of a very small house I recently bought, that is on a very small, non-conforming lot. I would not be allowed to build it back in a similar size. So we have new houses in neighborhoods that are 2-3 times bigger than the neighbors)

How about training people to work and PAY for their RENT?!

Then there would be less evictions. The court process is already slow enough, too. I'm concerned.

There was a huge article in the NYT the other day about the housing court there being used as an "eviction machine". So this seems to be a trend in the media.

The problem in NYC is a lot of people expect to be able to live for decades in the same rental apartment and I don't think that's realistic expectation, when owners of the building change and have new plans.

In recent weeks, someone posted an article centered around eviction data. evictionlab org . I discounted some of it's commentary as slanted but found some of the data interesting and telling. There is a difference between "affordable housing" that is clean, safe, and functional and "I want central heat and AC, 2000+ square feet, 5 bedrooms and a 3 car garage in a quiet neighborhood with top notch school."

One is reality and affordable by many people even at basic wage levels: the other is pie-in-the-sky and if there's not enough money left over after all other "necessities" (unlimited data plan, 200 channels of TV, 2 cars, etc) demands someone else pay for it.

Problem is courts complain about using them just to collect or as a eviction machine.

Va. want to make it even worse.

Allow tenants to pay and cant be evicted. A lot of tenants dont pay until they have to. So now they will wait longer and go thru the court process. Then pay.

Then repeat the next month.

I really dont trust the information in the reports.

Here we have to do a 5 day pay or quit before we can file.

How are Va. landlords much different than other states?

Or do Va. tenants just ignore pay or quits more than other states. --73.152.xx.xxx

Which is why I sold my duplexes. Had a judge in Va.Beach count the rent due as stopping when the tenant said they moved out rather than when the court legally granted me possession. Judge felt I had an obligation to take possession early if tenant had moved despite the fact that tenant refused to return my text and calls asking if she moved out. So if I took possession early tenant has a claim against me and since I waited for legal possession I lost out on a months rent. --68.107.xxx.x

Another report claimed this data was skewed due to what they counted as an "eviction". Like, maybe they counted every unlawful detainer filing rather than sheriff set-outs.

The main "protagonist" of the story tried to stay over 60 years in the same rent control apartment for $300/month and then acted outraged when it ended. --72.188.xxx.xxx
