Well boys and gals... Its pretty funny that it took me a year to finish a flip and 1 day to sell it... I just listed it last night and by 1pm today we have an accepted offer... We actually had two offers today with one at 143k and one at 146k... The offer at 143 was clean and no WANTS and the offer at 146k had credits/warranty etc...

We accepted the 143k offer... OKAY, heres the other weird part of the story... I had my guy over to look at the flip (small electrical issue with a reversed hot on a outlet)... While he was there today he calls me and tells me there is a showing and the people inside are like screaming OMG etc.... Turns out they were so excited about the crib that they couldn't hold back their emotions...

THAN, the buyer texts me and says don't show this house any more I want to buy it and am writing an offer now... TURNS OUT, she was my previous tenant at one of my cribs last year... I always told her I flip homes and if she got pre-approved to call me and we could go from there... She never did so I never thought she would be buying a house...

Anyway, I texted her tonight that she is buying my favorite house and gave her some friendly LL advice with it... I told her to remember that if she ever ran into financial problems DONT foreclose on the crib because you can rent it for $1350 plus water (keep in mind her payment will be much less than she paid me for rent in the past and she could actually cash flow on her home while she has financial problems... THAN, when her finances are back in order she could move back in her crib... JUST A LIL FREE ADVICE FROM OL UNCLE CIMBAD:-0)

Anyway, pretty sweet return even though I sat on it for a year cuz the values have risen in the last year which helps with the holding cost etc..,.
