We all know tenants lie. My new tenant is unlike any liar I have ever encountered before. Everything she says is untrue, including things she claims I said. This is insanity.....she's referencing conversations that never happened. I have already decided I will not renew her lease, unfortunately that is a year away. I have only met one other compulsive liar in my life and I very quickly distanced myself from that person. I'm not going to answer phone calls from this woman, text or voicemail is my best defense. This is going to be a long year.

Yikes! She could be danger! I prefer the Happy Clause for people who could cause me legal troubles.

My lease is clear:

"All communication is to be in writing.

_____ (initial) Oral communication in non-binding and will not override the terms of the written lease."

If you do have any oral communications with her, take copious notes. When someone tells me convincingly of something that she said in a conversation that we had, I sometimes wonder if maybe I just did not hear that statement, even though I know it was not said.

I have some extensive experience w a pathological liar. They have a "skewed" perception on reality and the lies they tell themselves and others, become their reality. It is maddening. You will literally start to question your own sanity.

Put everything in writing...require everything in writing. It won't be enough, but it's a beginning.

As a contractor who's worked for many landlords I have to tell you that when it comes to money, like returning tenants deposits, landlord can also tell stories and lie through their teeth -- 2%-5% of the time.

As an example I prepared an up-scale rental for the new coming in tenants and two years later returned to re-key the locks and do a move-out inspection. Everything was perfect. The owner took my invoices and changed them, putting blame on the tenants for having to replace the appliances. The owner filed a lawsuit and it went to small claims court. During a recess the tenants contacted me and faxed over the modified invoices. I then walked to my corner to a UPS store and had the original invoices notarized and faxed them back to the tenants.

This sounds A LOT like my ex-wife. It got so bad that I started keeping a journal of convos and such.

It served me well in Court.

As a doctor I have delivered a 8# baby of a gal who could not be pregnant because her husband had only been back from Iraq for 3 months. She lied through the entire process and even after the delivery. She wasn't pregnant until the head emerged and then the lusty, screaming 8 pounder was "very premature". I think she was so stupid, lying was the only method she knew to cope with life. Now that was a liar.

These types tend to be female, and they have either a borderline or narcissistic personality disorder. They can be spoiled into helplessness by their parents.

I have had several tenants like yours, maybe not lying but hearing only what they want and justifying everything with their own special logic.

Once I had a female tenant describe her thoughts about denying she had any pets on the application, then sneaking her BIG dog into my apartment, and then posting a picture on Facebook of her dog in my apartment. She told the judge that when she filled out the application she did not have the dog because it was staying with her mother until she had a place. Huh??

I bet she gives you a chance to evict her for non payment soon. "But, I paid the rent." is a lie that does not fly.

Lana. My X was the pathological liar in my life. (22 years) She was/is an ACOA. I am truly sorry for anyone who knows what that is and how it may be continuing to shape your life.

One of the many traits that defined her, was that as long as you went along w her BS she was your biggest fan. The minute I started to call out her BS, she turned on me like day to night. I would imagine that these tenants would be the same way.
