I use the Erie, item# 670-4575 from Menards. Been using them for a few years and no problems so far. It has a high flush rating and is under $100. --73.102.xxx.xx

For the record, a Plumber friend down the road

gives me his good used porcelains.

I power wash and rebuild.

They're lined up like Soldiers, ready to go.

I have a sign above them that reads:

Mention my name and you'll get a good seat. --47.35.xx.xx

I wouldn't recommend the Mansfield brand line. I found their flush openings to be one quarter inch smaller in diameter than standard. That's asking for trouble down the road. --99.203.xx.xx

Since NE mentioned about finding toilets on the side of the road, whenever I come across one, I stop to remove the toilet seat (if unchipped, not scratched and otherwise undamaged), flush arm (if made out of metal) and the ballcock. The ballcocks with the float ball on a rod are the best to have, especially in the hard water areas, since they can be easily refurbished. I grab the metal flush arms because those cheaper plastic one that come furnished with the toilet break within 12 months. --99.203.xx.xx

Scott,

Most seem to work fine.

I look for a smooth bowl, no seams to clean.

We replace the plastic handle arm with a metal one or we'll be back to repair it someday.

I now specify DUAL FLUSH (2 buttons) in all homes, even low end because people LOVE to save water. The marketing value is high and I hope it helps keep their bills lower...so they can pay the rent!

I don't advocate the roadside Johnny's by any means, however the original poster did ask about economical. My go to is usually the American standard cadet three. I am not against picking one up off the side of the road that's clean and has a backstory of being replaced just because they want to upgrade. --174.201.xx.xx

NE, I agree with your last comments. But with anything used, I would first test them on their operating efficiency before they are ever installed in any rental. --99.203.xx.xx

As long as the porcelain isn't totally disgusting and stained or cracked. Everything else can be fixed. Plus it can be sanitized. I've installed a few new ones with hairline cracks that leaked after install. Law of averages I guess.

For the record I've only installed 2-3 used toilets. I have reinstalled existing toilets in a flip or rental after remodel. Not much different.

I even installed used pink carpet in one of my first rentals and got many years out of that! --50.107.xxx.xxx

In one two flat rental I purchased, the heat had been shut off, so I had to contend with cracked frozen water lines. One toilet had a cracked bowl, while the other had a cracked tank. I switched out the good parts to make a new refurbished toilet, which lasted me 20 years. A not too shabby investment! --99.203.xx.xx

I don't go bottom line anymore. Too many issues. I look for power flush with a jet at the bottom.

I prefer tenants use plenty of water to avoid clogs.

Another vote for the American Standard Cadet 3 with an elongated bowl. Bought individually less than $200.00 with 1.28 GPF or for another $70.00 duel flush. Usually I combine with a Pro Desk order & get another 10-20% off the in store price. --72.93.xxx.xxx

Thanks all. I have a Menards nearby, so I went to buy the Erie. Only $88. For an extra $10, I upgraded to the Huron with an elongated bowl as recommended above. For the same $98, I would have chosen the Michigan model with elongated bowl AND dual flush. They didn't have any. Either they were out of stock, or maybe this is online order only. That will be my Go-2 toilet in the future.

Will also remove the metal flush arm from the old toilet before I set it out on the roadside for NE. --108.219.xx.xxx
