In Missouri, we do what's called a "nail and mail." We mail notice, also have the sheriff or constable post the notice as required by state law in a conspicuous place (typically the front door). Don't get a money judgment doing it this way, but at least we get back control of the unit. --173.19.x.xxx

In Kentucky I post the Pay/Cure or Quit Notice on the front door on bright yellow or pink paper. I also videotape the notice on the door that has a timestamp on the video. I also text/email that notice was served to the tenant. After the quit notice time has expired I go to the courthouse and pay for a forcible detainer/sheriff fee which is fancy talk for eviction. I think last time it was a total of 105 dollars. They give me a court date 1-2 weeks out and that's about it. Pretty simple stuff.

Now you have to check with your state laws to see what process you have to do. A lot of states are very similar, some are not. Time to start reading and take a trip down to the courthouse and talk to the clerk. Everyday you wait is one more day to get the person out. Also you have to have a viable reason to evict. Figured I'd throw that in there since no reason was given for this eviction. --173.239.xxx.xx
