I swear that the number one prescreen question that I use is "What area are you looking to live in?"

This question alone cuts out so many prospects, so quickly. It is number one on my prescreen list that I either ask them or email them or whatever. So often I get a response that they are looking to live in a town that's an hour to two hours away for me and I will tell them that the closest place we have to the area that they are looking in his one hour or two hours away from where they are looking. They will then say to me, "Oh that's too far!"

Well, you just contacted me about a property that's 1 to 2 hours away from you.

It doesn't make sense to me why I get so many inquiries from people who are looking to live so far away from my properties. Also it doesn't matter the type of property. It could be a one bedroom efficiency for $450 a month or it could be a three bedroom house for 850 a month. I still get people that are looking at the houses that are looking to live nowhere near there. I don't think there's anything different that I can do in my advertising either. It has a map pinpointing the general vicinity of the house right in the listings.

That's why I don't bother to show a house until they've confirmed they've driven by it to "confirm it suits their needs".

I no longer have any no-shows.

I have rented to a few people from out of state, sight unseen. But only once they've had someone local view it on their behalf. This has only been for well qualified people and I have to have liked the people who viewed it for them as well. --173.170.xxx.xxx

My number 1 question is the first question on my pre-screening app: "How soon are you ready to move?" This gets rid of looky-loos who might be moving 3 months from now.

My most useful in terms of screening out the largest number of unqualified prospects is probably: "Household monthly income that can be documented?"

Under the table income? Gone.

No income? Gone.

Too lazy to document? Gone.

Below 3x the monthly rent? Gone.

Liars who would overstate income? Gone.

I ask how many people would it be for? I just rented a 1 bedroom. My limit is 2 people. One lady called and said it would be for her and her husband. When she came to see it she had a 4 year old girl with her. I asked, who is this? she said my daughter. I said would she be living there too? said yes. I always want to know how many people are going to live in the house, so I ask that question.

If they say 5 or 6, and the place is 2+1 - this place is not for them.

When they want a showing: I tell them that I will have an open house on Saturday 11-2 pm.

If it's a sign call from somebody driving thru, I tell them to wait outside cause "I'm only 10 minutes away". They do. --99.59.x.xxx
