I stand CORRECTED. I posted a property yesterday @ 11:30am
Thought I would try how the big boys and girls did it.
Did not include my phone info, but had an email can message reply and a shorter version of my telephone pre-screening questions ready to go on my desktop. Answered all inquiries with the message and attached questions.
37 hits, 24 answered questionnaires back within 10 hours, a few more came in later. If info looked good/great invited them to view the property today between 11-2. Later, I started inviting people from 12:30-2, in order to stagger everyone.
I printed out all my answered screening questions, so when they walked in I knew who they were and if I had additional questions about their answers--mostly about pets/animals. Had Applications ready to go and pens. At one time I had 10 people walking around.
So I go on record YOU WERE RIGHT!

37 plus the walk-up crowd, from this 1.5 percent will actually make it over the hurdle of dumb stuff or ready to go, need to collect a holding fee (money order or cash) equal to a month rent value now - good for 10 days, then bring remaining funds for deposit (always 2 x rent value in my hood) in money orders and sign the lease/mold addendum/lead disclosure/movein condition report (which has places for meter readings) and house rules packet - you call and turn off any utilities you forgot about and issue a pair of keys. --76.188.xxx.xx |

Of the 37, some sent back info, but not in the 10 hours.
Some were thanked but did not meet my Income criteria.
About 4-5 of them never responded to the questions.
And then there were 2 "This property is not registered with Section 8 / Housing Authority program". Oh of course the "work with me" didn't get an viewing invitation.
Of the ones that viewed the property many stated 4 almost 5 times the rent, FICO's in the mid to upper 600. Good for this area/ neighborhood. So yes, I'm happy. Still need verify.
Another reason I think I got some many hits, is I advertised an Alternative Rent Payment Plans available second month of tenancy. Followed (I think) Brad's or Sid's lead of posting exact $$$ for each plan in my advertisement. I think I still need to collect sec. dep. and full 1st month's rent before I hand someone the keys.

Don't forget to do your in home visit on your final 2 or 3 prospects. That will tell you how they will care for your unit.
It will be an eye opener for you.
