We require veterinarian proof of neutering/spaying of any pets in our rentals. Typically, we receive a form with letterhead from the vet's office stating the name and description of the pet with verification of spaying/neutering.

New tenants just moved in from out of state and sent us a note on plain white paper that says, "This document confirms that "Brody" has been castrated." It is signed and lists a local vet hospital.

I'm ambivalent about accepting it, as is. I don't have a reason to think they're lying, but this note could have been printed on any computer. Would you accept it, ask them to provide proof on letterhead, or should I try calling the vet office myself?

Just one more thing I'll revise in my requirements for the future!

I think I'd just call the local vet and/or take the note over and ask if they did it or not.

I require spaying and neutering. Makes for less aggressive animals not as prone to marking. And it prevents any breeding of puppies. It's a sign of more responsible pet ownership as well. --173.170.xxx.xxx

I can tell you this:

99% of ALL dog bites are from non-neutered males of any breed.

Female in heat attract non-neutered males.

Female in heat bleeds on carpet.

Ask me how I know all of this.

ONLY neutered or spayed animals in my places.

I agree with WMH.

When a female is in heat, both males and the female can be very destructive to anything keeping them apart. It became my policy when a Female chewed and scratched a door beyond repair, trying to get out to the male. --173.31.xxx.xxx

I do not typically check the dogs myself to see if they are neutered! If the breed has longer hair, it would be difficult to see and with a females, one couldn't tell at all. I think I will call the vet tomorrow.

Spaying is not usually painful at all for the animal. If that happen in your case, it was an exception, not the norm.

I looked up our local rules and that and we can not require that an animal be neutered. I suspect that means an existing pet not an applicant's pet. They need to give you the vet's number and let you call there and ask or they need to get the vet to fax the paper record to you. --73.178.xxx.xx

I took a picture of a Female dog who was supposed to be fixed. I had a letter from a local vet saying so. So during the time I was doing the credit check, I drove to the local vet who said the picture was not of their dog. So I drove to the next closest Vet and they confirmed this picture was of the applicants family dog belonging to her parents.

Without a picture i have no way of knowing if the letter matches the dog since dogs won't answer my questions in any language that I speak... --47.156.xx.xx
