We are one week away from the Convention. I'm excited. I reviewed the list of guest speakers and have several I'll be glued to. Looking forward to reconnecting with old friends and making new ones. I'll be there early Wednesday afternoon and hope to find some of you before the formal meet & greet.

The early mornings with extra strong coffee...

The late night round tables following by the informal gatherings at the watering trough....

The theme is "Do Less, Make More." I have two major goals for 2018: 1) kick start my prospecting process. It's fallen flat over the last year and time to re-invigorate. 2) automate and outsource as much of the tenant screening process as possible.

I am not an expert on Trusts,...I am not an attorney. You all need an attorney who specializes in Estate Planning.

Every family Estate is different and you all need an estate planning specialist who can advise you on whether setting up a trust is right for you or not. And I am not that person. --68.63.xxx.xx

The one and only Lou Brown called me up last week and said, "I know you already have your speakers, but I've got rental property and I want to come to your event this year and hear and learn from a few of the awesome instructors you've got coming."

My response, love to have you come, but you know me, I want you to lead a couple of round table discussions and serve as one of the event's sponsors. Good news, he agreed! Yeah Baby!

I bring this up in this discussion because, some of you are asking about having a round table on the subject of trusts. Well some of you know that Lou is actually well known for his extremely informative trainings on Trusts and has taught for many years on the subject all over the country as well as previous MrLandlord Conferences. I will be attending. This is my first National LL Convention. I will be arriving on May 23 2018 through May 27, 2018. Leaving the 27th unless something ???

Materializes that is so Intriguing that I just can’t resist to participate Investing whatever time is needed. My schedule is easy to adapt I am leaving it open on the drive back to California for Just these types of opportunities.

I will be bringing with me several things interest.

A few copies of the 43 page document of the purposed Long Beach rent control. That will be on the Ballot in November.

A sample book I was given of my go to plank flooring instead of Allure.

My alternative of drains for the kitchen sink and the Tub/shower drain.

I am looking forward to meeting so many of you!

In the past, I have done 2 round-tables on my 'Roy deals' as they are now being called. To do another round-table on 'Roy deals' would be like 'beating a dead horse'. However, if you have specific questions, I will answer them on a 'one on one' basis.

Anyone who has primarily Class C rentals/tenants, I would like to meet you at the convention. One topic I would like to discuss is your style of management. I am of the opinion, that Class C tenants need a different style of management (more strict) than Class B or A tenants would.

Roy[AL], I used to deal with Class C tenants all of the time, and you're absolutely right, it is an entirely different world. I changed my business model primarily due to the changing regulatory environment that made it extremely cost prohibitive to operate under such conditions. Fortunately, the neighborhood also improved to the point where it attracted more Class B tenants, that's where I'm currently at. I will be going to attend the convention for the first time. It is a great lineup of speakers set up. It has been 24 years since I heard a John Schaub talk, ever since he participated in a great multi-speaker 8 day conference in Brevard, NC. I need to talk to Louis Brown about setting up personal property trusts. I need to hear from John Hyre to get an update about the changing tax law applications. Most of all, I need to touch base with as many of the attendees as I can, while I'm there (unfortunately, it will be just for one day). --99.203.xxx.xx

The only problem I have with leading a round-table discussion is the fact I miss out on being a participant in all of the other round-tables that are going on at the same time. I do not want to lead a RT discussion if John Schaub or Lou Brown is doing the same thing 2 tables over. I want to be sitting at THEIR table asking questions.

My first round table will be 'Managing Class C Properties /Tenants' which will be something 'new' for me in a RT discussion. I have managed both Class B and C tenants and there are some distinct differences in these two groups. What I like about Class B is they usually will take responsibility for their own actions,..if they clog the toilet, they admit to it and will pay the plumber to fix it. Class C's are different here,...they don't want to assume any responsibility and want the LL to pay for all of their screw-ups.

Now on to 'Roy Deals". I running out of time here. I will do a RT on this but I want to add a new perspective to it. If interest in Roy Deals continues, I may just have to write a book about it and get Jeffrey to sell it for me! --68.63.xxx.xx

It's a great convention. Lots of good information for new LL and seasoned LL. It's stimulating to be with other LL's for a few days.
