I have an applicant claiming this. Says he has police reports to prove it. How do I let him down easy and legally? I smell a rat. Our min credit score requirement is listed st 650 in our listing. --68.48.xx.xx

I use the "STBU" policy. (Basically telling the tenant it "sucks to be you".) He doesn't pass your written criteria. Of course it's "not his fault", it never is.

You can flip the script on the "its not his fault" by telling the applicant "the owner of this property requires a minimum credit score of 650" Sorry, his rules not mine. (It's not my fault)

I would just say something along the lines of: "Yeah, sorry to hear that -- it seems to happen a lot. Once you get it resolved with the credit companies, I'd be happy to reconsider you."

If they push the "but I have police reports to prove it!" thing, I would just say "Yeah, after you get those sent in to the credit companies, I'm sure they'll get it cleared up for you and you can reapply, but I can't do anything until it is fixed at their end."

I've had to do exactly that in the past. We get "ID Theft" crap like that fairly regularly.

If you are in a landlord hostile area, you cant afford to take a chance on a tenant.

And if you accept this tenant you would be discriminating against the other applicants that were rejected because their credit was below 650....sorry....you have to follow the rules. --70.48.xxx.xxx

ID theft can and does happen but it’s not up to me to believe. It’s also too easy an excuse.

Examine their report. True ID theft will show as non-authorized bills.

Me? THEY must prove each area on the app, not me chasing down the facts. “Contact us when you this sorted out. “

And credit score is does not equal Good Resident. A deadbeat or housebeater can have a good score.
